Residential towers have become a common sight throughout Israel over the past two decades, with the growth of new neighborhoods and urban renewal in older neighborhoods. In the "North Star" project in Ashdod, the developers took the design of the towers one step further, in order to connect them to a neighborhood in itself, with a unique and emerging community.Community life, quality of life, innovative construction and architectural planning at the highest level are the main characteristics of the "North Star" neighborhood in Ashdod, Providing tenants with all the services they need right under the house. Tidhar and Yuvalim groups, which are building the new towers in the renewed and developing north of the city, made sure to include quality educational institutions (kindergartens and daycare centers), advanced infrastructure, high accessibility, unique tenants' complexes, commerce, a business center and even a synagogue in the planning of the project. Architect Dana Oberson, who is responsible for planning the public and common areas in the project, explains the importance of planning the space in a unique project such as "North Star": "We are familiar with all kinds of urban textures - like in New York or Tel Aviv, with the towers located in an area of economic commerce.

In this kind of living area, if you want to go to the gym you need a subscription, and if you want a collaborative work space, you need to rent a place and so on. This is an urbanism in which the 'heart of the city' very much exists and is identified and constitutes the basis for receiving the daily services required through commercial channels, traveling to them or near residences. "However, in most cities in Israel, the 'heart of the city' does not 'work' very much, especially in an era when residential centers and suburban neighborhoods are being built that are not located close to the city center. This is the uniqueness and advantage of the 'North Star' in Ashdod, which is located outside the city center itself, but provides a full response to the required daily services. The fabric we chose when planning the project leads to the fact that the buildings actually create a kind of urban space in miniature, which allows community within themselves – meeting spaces for residents that create community life, diverse and accessible commerce within walking distance, work centers, entertainment centers for children and youth and gyms – all right under the building and shared by all the residents, so that most of the daily needs have an accessible and convenient solution within the complex.

"The uniqueness of the North Star project compared to other entertainment businesses for children and youth or a gym located close to a residential tower is that here it is a residential experience that provides service to those who live in the neighborhood. Tenants can enjoy all these services free of charge. The goal is to plan and build community centers and shared spaces as part of the residential complex and to meet daily needs, for all ages, and in this way to enable an environment that creates urban communal life within the complex itself, while maintaining full separation between the private and the public. It's important to emphasize that the buildings connect to one foundation floor, and you can move from one building to another and actually feel like you're in the same place." Space for every populationOberson notes that the "North Star" project is intended mainly for families and therefore all planning is aimed at a wide age range: "The interior design of the buildings was designed with the thought of creating the widest common denominator for everyone. We deal here with architecture and not fashion, and what was trendy when we started the project won't be like that when we finish. That's why it's important for us to design construction with materials that are timeless." In all the planning of the complex there is also an emphasis on the use of vegetation and green materials that will always be relevant such as stone, wood, materials that enter from the park inside. Oberson emphasizes that the "North Star" design was planned with the thought that each space in it would stand on its own and be intended for the population he is talking to: a play area for preschoolers, a gaming area for teenagers (instead of traveling to some remote club), a collaborative work area that allows those who want to hold a work meeting within easy reach of home. No less important - the planning also made sure to have acoustic areas so that the space could serve the residents in the best possible way and the noise would not interfere." Corona has clearly taught us that once we have things to do in our immediate compound - it's a big advantage," says Oberson, "The complex offers an excellent solution for those who are tired of working indoors and want to go out to work with people outside, but without going too far away. There is an expansion of the private compound here to non-municipal common areas." Natural connectionThe "North Star" neighborhood was planned as an advanced vertical neighborhood that allows, as mentioned, those who want to go to the gym or play area with the children to do so without having to travel to more remote areas in Ashdod. The project, whose commerce and education will attract guests, other residents and a variety of people, will create a kind of expanded and pulsating townhouse in an area that is not a central urban heart.Oberson: "All the public areas between the buildings connect them through green areas. The idea is to give a sense of urbanism - the park is within easy reach, and if you walk along the path you will reach the play area or lounge. It's an experience that combines the building with the urbanism.

"At North Star, the developers see the complex with all its components through a broad prism as a neighborhood, and don't treat each building as a stand-alone tower, which is a very big advantage. Lior Inbar, an architect at Oberson Architects, explains that the elements that will provide added value were also taken into account in the planning of the apartments themselves: "The biggest effort we had in this project was to make the right separation between the 'public' space of the apartment, where the whole family gathers, and the private areas, i.e. bedrooms and living rooms. This project is intended mostly for families of a different mix and size, and each family has the time of day when it wants to 'close' half of the house, when there are people who go to sleep, while the other part - the living room and kitchen, for example - is still functioning. Therefore, one of the guidelines was to create this separation, so that in the public areas of the apartment there will be spaces that are as clean as possible, without interruptions, without niches, such that when you open the door of the house you get a sense of space, With lots of air and light." In this project, we have a number of 'typical' apartments - from two-room apartments, which are very functional, to penthouses that give the feeling of an urban villa. In the rooftop apartments, for example, there was thinking in the direction of space is the ultimate luxury, meaning much larger and more spacious spaces, because in our opinion it is more important than luxury items. In general, a penthouse is a great solution for those who want to get a sense of a villa in the city." Even in three- and five-room apartments, thought was invested in how to create a sense of space and consideration in everything related to natural lighting and air directions, when everything converges into a mix that creates the sense of neighborhood and community." Planning to create a sustainable living space Planning the space, green spaces, air directions and light are a small part of the reference to the sustainable living spacethat was planned and built these days at "North Star" in Ashdod. As part of the planning of the site, green building in the project receives special emphasis, after Tidhar has championed the responsibility for establishing sustainable living spaces. The "North Star" project was built according to the standard of 3 green building stars, which constitute a significant leap from the minimum required today of 1 star as mandatory in the regulations, and is designed with an energy rating of A+ (the highest) so that it will provide high thermal comfort in all common and public spaces and apartments. Systems are implemented in the buildings to maintain the quality of the building's drinking water and apartments; Care was taken to incorporate only materials without radioactive VOC emissions into the buildings; maintaining improved acoustic quality in all building assemblies and limiting dazzling illumination levels when moving between areas; Concern for sustainability is expressed in additional issues, starting from the project examination stage: location, connectivity to urban textures, maximum accessibility that encourages pedestrian traffic and maximum access to public transportation. In addition, the location of the buildings, their reference to natural light, shading and a mix of residential, employment, commercial and public services are taken into account, which constitute the basis for creating a vibrant living space, where people will find everything within their reach and close to them. The "North Star" project in Ashdod was planned and built with thought and a desire to enable residents and visitors a better, safer and healthier life, over time.
