A new branch of the BZ Steinhöring is to be built in Hohenlinden. The municipal council has already approved the corresponding initial plans.

Hohenlinden - The entrance to Hohenlinden, coming from the direction of Maitenbeth, has not been a real feast for the eyes so far. But that is about to change dramatically. On Monday, the Dorfen entrepreneur Robert Decker, together with an architect, presented plans to the municipal council on how the site of the former Steutzger landlord (formerly owned by the Grafinger brewery Wildbräu), which he has since acquired, could be built on.

In the core, two buildings in modular timber construction (E plus 2, i.e. three-storey) are to be built there. State-of-the-art energy standards (including energy recovery) would thus be complied with. PV systems are also to be installed on a gable roof.

According to reports, one building will house 21 residential places, which are to be rented by the Steinhöring care center to accommodate residents in need of care. In addition, three so-called trial living rooms are to be built. According to Decker, the declared intention is to offer people in need of care housing as independently as possible with the aim of being able to release them further into everyday life at some point. There will be a 25-year lease with the care center, it said. In addition, there is an option for extension.

Investor plans two complexes: for "careful" apartments and for the free market

In a second complex, the developer wants to accommodate 18 freely available apartments in sizes between 50 and 80 square meters. A large part of the parking spaces are to be accommodated in an underground car park, but little above ground.

Due to the change of ownership, a procedure that has already begun must be reopened, it was said in the council, whereby the plans actually changed only slightly compared to the considerations of the previous owners. Through some other situations, such as the underground car park entrance, the new investors hope that the bottom line is that they will provide optimised protection against possible flood events. They had been here from time to time in recent years. However, the property developer is now certain that the solution that has now been found and calculated by engineers (for example, there are retention areas around the buildings) is sufficient.

Citizens point to the difficult flood situation

In particular, the two conservatives in the Council, Martin Huber and Josef Neumeier, referred again and again to flood hazards in the plenary session, quoting from older official documents, among other things. The developer, the architect and mayor Ludwig Maurer, on the other hand, made it clear that all technically possible precautions had been taken here. Neumeier, in particular, only calmed down when Decker made it clear that he had no interest in building an underground car park on the main road for a lot of money as a retention area (i.e. flood area during flood events). Huber, on the other hand, made no secret of the fact that the building seemed too high to him in its entirety. Third Mayor Johannes Rumpfinger warned his council colleagues not to give the impression that an investor is planning something that is doomed to failure from the ground up.
