A development plan is being drawn up for an area on Talstraße in Zustorf. On an area of almost 7600 square meters and 15 plots, this allows 22 residential units. Planner Franz Pezold presented two variants to the municipal council, which differ mainly in the type of development.
Langenpreising – In principle, the planning was quite well received by the municipal council, but it will probably not be able to stay that way. There was a fundamental discussion about whether the planner had not overdone it with the space saving. Several councillors expressed doubts about the family-friendliness of plots of land, some of which are less than 300 square metres in size. For example, there was a tendency to orient the size of the plot to the municipality's new development area on Thenner-See-Straße.
Although all members of the committee expressed understanding that something had to be done in view of the galloping land prices, some council members did not want to let the builders sit too close to each other.
An apartment building with six residential units is planned for people on a tighter budget.
Access is from the Upper Roman Road into the Valley Road. In one variant, a residential path, i.e. a narrow residential street, is also marked from the Upper Roman Road. However, it is not yet owned by the municipality. Mayor Josef Straßer (FWG) is now to push ahead with negotiations on a possible acquisition of this area.
As far as the mix of single-family and semi-detached houses is concerned, the planner was guided by the results of a survey in Zustorf. After all, the target group is the local population, which should be given the opportunity to own a home here. New forms of urban living such as the so-called tiny houses came into the discussion, but did not exactly meet with much approval. The mayor did not want to completely wipe this issue off the table, but he insisted that such a thing could only be realized with heritable building rights. However, this discussion was not continued at the meeting.
Pezold was commissioned to refine the urban design on the basis of the discussion in the municipal council. A decision on one of the two variants has deliberately not yet been made, especially since no clear majorities were reached in the debate.
It is already clear that there will be development costs: The pumping station for the wastewater in the Talstraße area will not be sufficient and, according to the administration, will have to be enlarged.
