Grafing – At first, this could have been "the most expensive daycare center in all of Bavaria". In any case, this fear was expressed by city councillor Thomas Huber (CSU) in the Grafingen city council two years ago. At that time, the project had already been discussed for more than a decade. At the same time, construction costs rose steadily. Then the plans were evaporated several times. Now, however, the municipality has unexpected luck in the construction of its largest daycare center to date, which is being built on Forellenstraße/Am Stadion.

City benefits from Mauer order situation in construction

The city is benefiting from the current meager order situation in construction. As a result, everything becomes cheaper. "This is bad for the construction industry, but quite a stroke of luck for us," says Mayor Christian Bauer (CSU).

The terrain between the Trout Road and the Road Am Stadion is sloping. Therefore, in the end, a purely wooden construction was out of the question. The elongated structure had to be concreted. But it will be a concrete-wood hybrid building.

In some cases, the construction industry was still so overheated last year that there were only half-day prices for the iron reinforcement of concrete. What was true in the morning was no longer true in the afternoon. However, the concrete skeleton of the building has now been completed. "That's done," Bauer reports. "Wooden façades will be installed in the side walls," he says, announcing the next step. In the most recent non-public meeting, orders were issued again, informs the mayor. "75 percent of the trades have now been awarded." So far, this has amounted to a volume of 6.8 million euros. "We have remained 13 percent below the cost estimate, which is a huge success," says Bauer, who hopes that this development will continue until the final completion of construction.

City of Grafing comes off cheaper than expected

The bottom line is that the city has so far come off about half a million euros cheaper than originally assumed. A total of up to 700,000 euros could be saved. "The companies want orders again," says the head of the town hall, citing a reason for the development, which comes at just the right time for the city. The building is scheduled to be completed by spring 2024, when the outdoor facilities will be added "and the furnishings". As reported, the open spaces for the kindergarten had to be moved to the north side of the building in order not to expose the residents, especially in the south, to excessive noise pollution. Disadvantage: Depending on the season, the building will shade its own play areas. "By September 2024 at the latest", the daycare center will start operating.

"We have enough seats, but the staff?" says Bauer. At the moment, two groups are accommodated in the Grafinger primary school. The new building will house two kindergarten groups, two after-school care groups and two crèche groups. "From the gut", the mayor estimates the personnel requirements there at about 20 employees. "We cannot intervene in the personnel structure," which is a matter for the carrier. An operation on its own by the city itself is rather out of the question. "It would also take time for us to build up the know-how." There are sponsors in the district "who also do it well economically". Regarding the overall staffing situation in the day-care centres, the mayor said: "It is becoming more and more difficult because the whole system is underfunded". As a result, Grafing recently had to adjust its fee schedule. The construction of the new daycare center on Forellenstraße will cost a total of 8.8 million euros.
