Student housing: what type of apartment for what rent?

With the first results of Parcoursup arriving this Thursday, June 1st, many students will soon be fixed on their next places of study for next year. The hunt for student housing will open and it will be difficult as every year in the face of the lack of offers: decohabitation (reduction of the number of occupants per household) which increases demand, the tightening of loan conditions that prevents tenants from buying and vacating their apartment, the decline in mobility, thermal sieves hit with a ban on renting... There are many explanations.

Type of properties sought, cheapest and most tense university towns, guarantor profiles: here are the main lessons of this barometer conducted by the LocService.fr site after analyzing nearly 90,000 offers and requests for student rentals made over the last 12 months.

Students prefer to stay in a studio

59% of students are looking for a studio or a T1 apartment (one room). The one-bedroom apartment (T2) is the choice of 18% of students. After years of hardship and solidarity with Covid-19, the site has seen a renewed interest in studios/T1 (55% last year) to the detriment of colocation (20% last year).

  • Studio/T1: 59% - about 560 euros monthly rent
  • Apartment T2: 18% - 725 euros
  • Flatshare: 17% - 473 euros
  • Room: 6% - 446 euros

On average, student rooms rent 446 euros for a surface of 14 m2, studios 547 euros for 23 m2 and T1 apartments 560 euros for 30 m2. For T2 apartments, the surface area is 42 m2 and the average rent is 725 euros. Half of the students want furnished accommodation (with already the basic equipment: bed, sofa, chairs, fitted kitchen). It takes an average of 574 euros for accommodation in a private residence (with service).

Rent between 371 euros in Le Mans and 881 euros in Paris

Taking the studio as a reference: accommodation in Le Mans, Limoges or Poitiers is almost 60% cheaper than in Paris. Moreover, 9 of the 10 most expensive student cities are located in the Paris region with rents of several hundred euros more than in the provinces.

The Paris region is the leading student region in France with 24% of students targeting this geographical area. This figure, which had fallen after the health crisis (20% last year), is back to a "normal" level. Paris alone captures 13.3% of national student demand compared to 10.2% in 2022. After Paris, the top 5 most requested cities continues with Lyon (8.9%), Lille (4.5%), Montpellier (4.2%) and Bordeaux (3.5%).

  • Créteil: 734 euros
  • Guyancourt: 706 euros
  • Saint-Denis: 688 euros

  • Le Mans: 371 euros
  • Limoges: 375 euros
  • Poitiers: 376 euros
  • Pau: 381 euros
  • Saint-Étienne: 385 euros

The phenomenon of falling rents observed in the Paris region after Covid is over overall: Paris, for example, had an average of 849 euros last year against 881 euros this year. In the provinces, studio rents are also increasing in almost all major university towns.

The family, still the No. 1 guarantor of students

To reassure landlords who request a file to rent an apartment, you need one or two guarantors, who will undertake to pay the rents in case of problems. In 86% of cases, one or two parents assume this role of guarantor. 8% of students rely on the Visale guarantee (supported by the government). Other students (2%) turn to friends while 2% have no guarantor.

Note: the family home represents 32% of student housing in France according to the OVE (Observatoire de la Vie Étudiante) in 2020, so these data do not take into account requests for student housing in university or private student residences (12%).
