Finding your dream home isn't always easy. We don't always know how to get started and what is the right path we need to take in order to find the perfect home, the one that will suit our changing needs, as a couple or as a family, and the one that we will also be able to meet financially. Vivian Dinsin of the real estate firm "Up to the Roof" believes that adhering to a number of steps will lead to options suitable for apartment and home seekers.

Dinsin, who has been involved in real estate for many years, owns the "Ad Haroof" brokerage firm, which has been operating mainly in Be'er Sheva and the surrounding communities (Omer, Meitar and Lehavim) since 2005. Her firm locates private homes, residential apartments and plots for sale, rent or investment for its clients.

Dinsin sees her work as a mission. "I have," she says, "my own path and I invest my all to help my clients find their dream home. I work and advise so that at the end of the road the clients will be satisfied 'to the roof,' which is why I called my firm that."

Professional advice and close accompaniment in the process of finding an apartment is one of the most important qualities for a real estate agent. If you are interested in purchasing an apartment, renting an apartment or upgrading your current property, it is important to contact an experienced, attentive and reliable realtor, who will give you the treatment you deserve and not just try to "sell" you a property.

"You have to understand," says Dinsin, "buying an apartment is one of our biggest investments in life. Deciding on a particular path is extremely significant and in some cases critical. Therefore, it is important to prepare for the whole process in advance, to come with a degree of patience and also with openness."

Understand the needs A good broker is the one who will verify the needs

and desires of his clients. When looking for an apartment, it is important to note what are the most important things to you in the property - if you have children, educational institutions will be an important part of the list, and if it is an elderly couple, what may be important for them is an accessible shopping center, a close and active community and so on.

"In the initial meeting with me as a mediator," Dinsin explains, "I go over all those important points with the clients in an attempt to understand their wants and needs. Realtors are a bit like psychologists who need to understand what the specific situation of the clients is. Depending on what comes up in the conversation, sometimes I also bring up needs that they didn't even think about, and later I do homework with myself, check what exists in the market, what options are realistic for the clients and present them with the options. In the next stage, we select the properties that we will go see and from there we will move forward."

Do you ever ask for a certain property that they don't really need or don't really fit in?

"Of course. Many times during or after an introductory conversation, I notice confusion in people. Here is my place to direct, suggest different things, different styles, different locations. Customers are often pleasantly surprised and say, 'Wow, I didn't think about that.'"

And what about economic capacity?

"The decision to purchase an apartment is one of the most important decisions in life, whether it is a first apartment or a housing improvement. First of all, you need to know how much money there is as equity, but beyond that, what is the possible monthly repayment for those potential buyers."

Part of the initial dialogue between her and her clients includes exactly this critical topic – examining and understanding their financial ability. This is so that at the end of the day they will not find themselves with huge debts and without being able to pay them.

"I don't get too into my clients' finances, but I do try to understand their ability to buy and not just go wild," Dinisin says. "I will always recommend contacting a professional and experienced mortgage adviser. When you buy a house, it's not shoes, which suddenly feels pressured and then says, oh well, 600 shekels have gone. I look at it with a completely different eye. This is my approach and every day I get stronger from my clients. At the end of the day, they themselves come back to me and bring me more clients because my method is different."

Dinsin's recommendation to anyone considering purchasing an apartment is the first step to contact the bank where the account is managed in order to get a general picture of the financial situation, or to contact a mortgage consultant.

"Every situation is different," she explains, "whether it's a first apartment, if it's an upgrade. It is very important, first of all, not to start a process without checking with the bank or with an advisor what the ability is. Unfortunately, there are people who are not exactly aware of their situation."

The same is true for those who want to improve housing, change apartments at home, buy a larger apartment, etc. "There are people who want to buy first before they sell a house," Dinisin says, warning: "It's very, very dangerous and it's important to avoid it. You never know what will happen so it's a huge risk. People have often naively told me, 'It's going to be fine,' but it doesn't always work out. They don't understand that a bank is a money store that just wants to make a profit, and they won't give you money without making money from you."

What else should you pay attention to when choosing an apartment to buy?

"Beyond the budget, which is connected to almost all parameters, there is a matter of neighborhood, environment and size of the apartment, and more. The price of a four-room apartment in Ramot in Beer Sheva is different from the price of an apartment of similar size in the new neighborhood F. In addition, it is necessary to think about what the need is, if there are children - where are the recommended educational institutions. Every stage of life is different, and for each client the situation and conditions are different," Dinisin emphasizes.

In conclusion, she says: "I see mediation as a kind of mission and not just as a livelihood. The process must be carried out in a considered and clear manner so that everyone knows – not one hundred percent but two hundred percent – where they are entering."
