Another step towards becoming an explorer hotel on the Seeberg

The planned Explorer Hotel on the Seeberg is progressing slowly. The majority of the municipal council has now approved the project-related development plan.

Bayrischzell – Almost a year ago, the Explorer project was on the agenda of the Bayrischzell municipal council for the first time. At that time, two managing directors explained the concept of the hotel chain with locations in Tyrol, Upper Bavaria, Carinthia and the Allgäu and their plans for a new building on the Seeberg. The corresponding development plan envisages a three-storey building around 44 metres long and twelve metres wide, clad in wooden shingles, with a total height up to the ridge of around 15 metres and an underground car park. The 3-star hotel will be equipped with a lobby, bar, meeting rooms and spa area. The 100 guest rooms each offer 21 square meters. According to the operator, the concept is aimed more at the short breaker and the thrifty, sporty-active guest. True to the motto: check in and quickly get out into nature.

Specialised authorities issue opinions

A lot has happened in Bayrischzell since the June 2022 meeting. The hotel project has already been presented at a citizen information event. In addition, discussions were held with the relevant authorities involved, such as the government of Upper Bavaria, the water management office and the district master builder, as well as the nature conservation authority. The aim was to clarify whether the hotel, which is open all year round, can be implemented at all on the current motorhome park and ice rink on the Seeberg.

Connection to the village through an underpass

Initially, the government had assessed a direct connection of the hotel to the town centre as questionable. But that is off the table, as Mayor Georg Kittenrainer (CSU) said. During an on-site visit, the ministry found that the nearby underpass on the Alpine Road met this criterion. "That tipped the scales," says Kittenrainer. However, the final report of the water management office is still pending. "If flood protection is not feasible, it will not work," the mayor emphasized.

Mayor "ultimately convinced" by concept

Initially, many members of the local council felt overwhelmed by the size of the hotel building. Kittenrainer too: "My first impression was that it didn't fit," he recalled. "But in the end, the concept convinced me." According to the head of the town hall, the opinions of the population have also turned positive after the information event.

Critical voices from the municipal council

However, this is not the case with Isidor Scharmann (FWG): "It causes more problems than it brings good," the Third Mayor noted. As a result of the construction, many parking spaces on the Seeberg would be eliminated. The farmer – his farm is nearby – has more concerns about flood protection. At the Seeberg, the Aubach and Legerwaldgraben cross. The area around the underpass is the only place where the water can run out, "otherwise it will backwater up". Scharmann warned that during the floods in 2013, around 20 hectares of his agricultural land were one meter under water.

Price competition among restaurateurs feared

There was also criticism from Albert Jupé (FW): "It is a pure overnight house without service." In his opinion, a 200-bed house should also offer a restaurant. With a view to the low season, Jupé also fears price competition among the restaurateurs in the village. "The operators themselves said they could then make super-cheap offers," he recalled. Many of the other houses would suffer as a result. "They take the raisins out of business management and give relatively little for it, I don't like that."

"We should seize the opportunity"

"We absolutely have to do it," said Klaus Weilbach (CSU). The new family hotel Das Bayrischzell has shown how the place has been revived as a result: "We live from tourism, and we still lack guest beds." Georg Acher (FWG) took the same line: "We need the people, otherwise we can go shopping in Aurach at some point." Willy Kravanja (independent) said: "We should seize the opportunity if someone wants to invest there."

All the doubts mentioned are justified, Kittenrainer said before the vote. In the end, with the exception of Scharmann, Jupé, Norbert Lill (FW) and Regina Bleier (CSU), who criticized the appearance of the building ("it takes some getting used to"), agreed to the project-related development plan.
