A 'model apartment' was a popular commodity about 20 years ago, but has slowly disappeared from the world. They began to emerge again as an effective and effective marketing tool for the success of the project.

Designer Oron Milstein, who specializes in designing luxury apartments as well as model apartments, explains that "in most projects, the contractors present simulations that simulate the apartment, while the model apartment is an opportunity for the potential customer to feel, understand, feel the apartment, walk between the spaces, check, see, observe, feel the vibe of the project. Some customers see simulation and fail to translate the space. The model apartment clearly illustrates to the client and leaves no room for questions or questions. Once the client is in the apartment, he understands and knows exactly what he's getting."

A model apartment can cost between NIS 300,500-<>,<> more than a regular apartment from the project. This is an apartment that comes designed down to the last detail, including everything, all that's left is to bring a suitcase and live in it. The developers are not interested in selling it at the beginning stage, since it is used for marketing purposes. The developer uses the apartment for about two or three years, until the marketing of the project is completed. Still, these are usually apartments that sell fast.

Milstein explains: "When planning an apartment, for example, the aspiration is to 'harm' as wide an audience as possible. There's no specific customer here, it's an imaginary customer. When I plan an apartment, for example, I refer to my past clients or clients from the project itself, and in this way I manage to distill what they would like to have in the apartment. So with my design concept, I connect the whole and create something that will fit what the potential customer wants and needs."

Milstein adds: "It is true that the model apartment is for a specific model in the project. There are projects with two models and others with 10 different models of apartments. The model apartment is meant to reflect a certain model, but at the same time it illustrates the experience of the entire project."

Milstein further explains that the model apartment, which was at its peak decades ago, is now increasingly popular. Moreover, the developers also relate and understand its importance, especially since it sells easily. This is a good investment that the developer invests in and understands that eventually the apartment will be sold AS IS.

"As someone responsible for designing and planning many model apartments in Gindi Towers in Tel Aviv, for each of them according to its size, I study the potential target audience, the environment in which the project is located and the goals of the developer. The potential buyer 'travels' in the apartment, opens drawers, windows, cabinets, checks, touches, as far as I'm concerned, at the end of the 'trip' in the apartment, a decision may very well be made - whether to purchase or not. My reference to the apartment, for example, is as a kind of showcase of the project."
