Starnberg Dinardpark: Lake view for 28 euros per square meter

One of Starnberg's currently largest construction sites is on the home stretch. Visits to the 22 rental apartments in Dinardpark will begin in June, and the handover of the keys to the Spielinsel daycare centre is planned for July at the latest.

Starnberg – Preparations for the move have been underway for a long time. At the beginning of the new kindergarten year in September, the municipal daycare center Spielinsel with its 75 childcare places wants to be in its new premises. As is well known, the play island, which is currently housed in the container facility on Ludwigstraße, is moving into the new Dinardpark. Even before the demolition of the old building, the daycare center was located on Dinardstraße, and it is likely to be the most prominent tenant in the new residential quarter. Directly on Seufzerberg, between Dinardstraße and Bahnhofstraße, 22 rental apartments are being built in five buildings.

"There is no intention to sell the apartments," says Casimir Maltzan, who is responsible for property management at the Munich-based Habermann Group. The group of companies is the owner of the Dinardpark designed by the Starnberg project developer Ehre und Klein, the completion of which is now on the home stretch two years after the start of construction. Also in the course of June, the first viewing appointments with prospective tenants are to be arranged, says Maltzan.

The apartments have two to four rooms plus kitchen and bathroom and are between 46 and 152 square meters in size. "The large apartments are located in the attic," Maltzan explains. The net cold rent is between 22 and 28 euros per square meter and depends on the size and location of the apartments – it becomes more expensive to the south and west with a view of the lake. The prices don't seem to scare prospective buyers. Although the selection of tenants has not yet begun and marketing has so far been on the back burner, Maltzan already reports that more than 200 interested parties can imagine moving into Dinardpark. Many of them had reported through Ehret and Klein. It remains to be seen how many of them will actually be eligible. The interested parties covered a range "from social housing to condominiums," Maltzan describes. Neither those at one end nor those at the other are likely to get a chance in Dinardpark.

High prices as a consequence of the cost of land

The fact that the prices for average earners are probably too high is due to a very large part of the expensive land prices. Compared to other properties on the market, however, Maltzan considers them justified. "Our location is much more attractive," he says.

And what about the danger that potentially financially potent people will only rent a holiday apartment in Dinardpark, just 200 metres as the crow flies from the lakeshore? "It's not in our interest that they become holiday homes," says Maltzan. "And we don't expect that either. We assume that we will primarily have people as tenants who live there permanently. And that we primarily have working couples or families." In these cases, the proximity to a kindergarten and crèche with a garden and pulsating life should not cause any conflicts. "We are fundamentally interested in having a coherent house community," says Maltzan.

Incidentally, a residential complex with a kindergarten is new territory for the group of companies. And in Starnberg, too, it is the first property for Habermann, who otherwise works primarily in Munich. The five buildings are insulated according to the current high standard. A photovoltaic system on the roofs is not planned for the time being. "But we don't want to rule that out for the future," says Maltzan.
