The Madrid City Council has put up for sale, through an open competition, two juicy plots intended for tertiary use in the Valdebebas area, in the Hortaleza district, just three days after presenting the capital's Formula 1 grand prix , which will be held starting in 2026 and whose route will pass through the area.

One of the plots is located on the corner of Fuerzas Armadas Avenue and Francisco Umbral Street, next to the so-called Valdedebas curve of the future circuit.

As reported last Friday by the capital's City Council, the deadline for interested parties to present their offers ends in March.

The two plots occupy 16 hectares, that is, more than 160,000 square meters, the equivalent of 16 football fields, and are valued at 117 million euros.

They are distributed in two lots, both in the Airport City of Valdebebas.

Thus, lot 1 offers a plot with a buildable area of ​​109,677 square meters located on Leandro Silvia Street, 29, north of the development, while lot 2 offers a plot of land of 50,488 square meters that can be built on Avenida de las Fuerzas. Armed, 270, right around the bend.

The plot of lot 1 has a base bidding price of 75.4 million euros and that of lot 2, 41.4.

Right at that point, the urban circuit makes a 180-degree turn that has been called the Valdebebas curve, according to the provisional layout released last Tuesday.

The preliminary project for the circuit in Madrid, which is still pending approval by the International Automobile Federation (FIA), states that it will have a length of 5,474 km, 20 curves, eight overpasses, two tunnels, four overtaking points, a spectacular curve and speed peaks of up to 300 kilometers per hour.

The route would use the Ifema Madrid roads, both from the current site and the future ones from the Valdebebas plot, and 1.5 kilometers of public roads.

The sale implies a provisional and a definitive guarantee for the buyer, in both cases of 5%.

On the other hand, the bidder will be obliged to maintain the offer made until the contract is formalized and will not be able to modify it after the tender has been put out to tender, as stated in the Public Sector Contracts Law.

The deadline for submitting offers is extended until midnight on March 26, after publication in the Official Gazette of the Community of Madrid (BOCM).

And what can be built there?

Tertiary use brings together all those economic activities that produce services for the population, that is, offices, theaters, recreational spaces, administrative buildings, retail businesses, hotels, public parking lots and garages... What is not allowed is the use residential, that is, homes cannot be built.

In the file, Urban Planning explains that the plots subject to disposal are unbuilt and the uses established by urban planning have not materialized.

"This requires that the Madrid City Council develop the necessary actions to complete the urban management of these lands by putting these lands on the market, in order to achieve the effective implementation of the uses through the corresponding building," The Consistory has justified.

To this they add that the sale of 160,166 buildable square meters between the two plots would have a “significant impact on the tertiary market in the area, boosting the economic activity of the Airport City-Valdebebas Park area.”

His spokesperson in the City Council, Rita Maestre, has pointed to the “first hit by the mayor, José Luis Martínez-Almeida” with the Formula 1 Grand Prix and assured that he has no doubt that “they will be awarded to some friend of the PP.” according to Europa Press.
