A new district is being built in the west of Unterschleißheim.

Manfred Riederle (FDP) is now making serious allegations against the city.

Unterschleißheim – Manfred Riederle (FDP) made serious allegations at the city council meeting when it came to the “Living on Campus” development plan for the new garden district.

Riederle, who stood up for the residents of the neighboring settlement, accused the city of “hustle and bustle” and “trickery”.

The city and the investor DV Immobilien are planning around 400 new apartments on 33,000 square meters on Alfred-Nobel-Straße.

Multi-generational houses, micro apartments, small shops and a 50 meter high residential tower with 16 floors.

The district is becoming dense and very green: PV systems, green roofs, lots of wood.

The ideal means of transport in the car-free district is the bicycle.

The currently cordoned off, overgrown area surrounded by a wall is the former EADS/Airbus parking lot.

Fewer assessors required

Because it became apparent during the building permit process that the garden quarter meets the requirements for an accelerated procedure in accordance with Section 13a of the Building Code, the city council has now decided, against Riederle's vote, to switch from the standard procedure to the accelerated procedure.

One advantage: fewer reports are necessary.

“If the city wants to install more PV on the roofs, it can do so using the 13a method,” explained building authority manager Martin Bengler: The 13a method allows the combination of green roofs and PV systems.

The reason for Riederle's accusations against the city administration was the district office's statement.

The supervisory authority demands that the noise insulation report be modified and the lower height reference point for the construction area be set.

The Lower Nature Conservation Authority also stipulates that three additional trees will be planted.

The city wants to follow these points.

“A lot has already been missed.”

Riederle criticized: So far, only the noise impact on the commercial area has been examined, but not on the neighboring residential area.

“A lot has already been neglected with the construction of the parking garage, which is massively inconvenient for the residents.” The approval process should be reconsidered and coordinated with the requirement of consideration for the residents.

The city only chose the 13a procedure to be able to avoid an environmental report.

The underground car park entrance was moved closer to the neighborhood.

And the height of the high-rise building is being increased “arbitrarily” by adding earth.

His appeal: The agreed 50-meter limit must apply.

Building authority manager Bengler countered him: “There is no hooping.” Everything is being adhered to: 50-meter limit, emission values, nature conservation regulations.

“The Bavarian Compensation Ordinance is applied.” The underground car park access to the municipal property is close to the neighboring settlement.

“But it cannot be assumed that local residents will be disadvantaged.

Mayor Christoph Böck (SPD) strongly contradicted Riederle: “The process has been going on for three years.” One could hardly speak of cheating.

The city can only now react to the district office's points: "We had to wait so long for the statement." The other city councilors did not share Riederle's concerns: With 28:1, the city council decided to incorporate the changes and to include the revised draft development plan in the process bring.

Böck praised the quality of the planning: “A great neighborhood and a very green one is being created here.
