The Rewe market on Gautinger Straße is to be demolished and replaced by a new building with more sales space.

The owner explains in an interview with Starnberger Merkur why it should remain a single-story building.

– It is rare in Starnberg that property owners do not fully utilize the building rights they are entitled to, or even only want to use a fraction of it.

But that is exactly the case at Gautinger Straße 3.

At its most recent meeting, the city council's building committee received an application to draw up a project-related development plan for the property.

The building applicant, who wishes to remain anonymous, would like to significantly expand the Rewe store, which has existed since 1998 and currently has around 1,100 square meters of sales area (1,669 square meters of built-up area) to around 1,700 square meters of sales area (almost 2,800 square meters of built-up area).

It will remain a single-storey development; the owner would like to create 90 parking spaces in an underground car park.

Above-ground parking spaces, of which there are currently 75, are no longer planned.

Because the building ground at this location is known to be difficult, the market should not be at ground level, but rather elevated, explained city architect Stephan Weinl.

As a result, the underground car park can also be slightly higher.

“This makes economic and ecological sense,” said Weinl.

Barrier-free access to the market is guaranteed via a small ramp and, from the underground car park, via three elevators.

City architect finds concept successful

In general, the city architect liked the concept.

With a bakery and café in the front area and a footpath along the market to the planned technical college (FOS) immediately behind it, including a neighborhood square, “a beautiful urban development situation” could be created, he emphasized.

The facade of the market will consist of exposed concrete and wood, and a photovoltaic system is planned on the roof.

The elevation and the single-story development caused discussions in the building committee.

The framework plan for the commercial area, which was only approved by the building committee in December 2023, envisages a development on the property with two separate buildings with two to four full floors.

Eva and Josef Pfister (both BMS) criticized the project.

The former mayor spoke of a “wasted opportunity for whatever.”

Her husband explained: “The building belongs in the ground just like the other buildings in the commercial area.”

Building applicant does not accept criticism

The building applicant explained the planning to Starnberger Merkur.

“Of course, we carried out extensive investigations into the feasibility of development and also discussed it intensively with the city architect,” he said and listed:

  • Parking on the roof: “Disadvantages too small a footprint and therefore not enough parking spaces, ramp along the building and enclosure is not an urban masterpiece.”

  • Office use: “No further need in Starnberg, especially in view of the development at Moosaik, extension of the underground car park by one floor and thus an exorbitant increase in construction costs.”

  • School use by the adjacent FOS with classrooms on the roof: “The district office showed no interest.”

  • Apartments on the roof: “Problem of noise protection and also restrictions on the rest of the commercial area during development.

    Also not a good quality of living.”

The building's height is due to the buoyancy, explained the building applicant.

The market is about 90 centimeters above the natural ground.

“This means that cost- and material-intensive anchoring of the building in the subsoil can be avoided.

Otherwise, the single-storey building, which is relatively light due to its wooden construction, would float at high water levels.” In the interior, for example, a three-dimensional structure is planned as a ceiling, which would save around 200 cubic meters of wood compared to a version with glued wood beams.

Furthermore, there are 13 buildings within a radius of around 150 meters whose level is higher than the sidewalk, including the Creativ Center, the Hotel Vier Saisonen and the municipal residential building at Seilerweg 8.

There had already been no objections from the committee members at the meeting, apart from the Pfister couple and Michael Mignoli (BLS).

“I accept it if a building applicant does not want to make full use of his building rights,” said Ludwig Jägerhuber (CSU).

“It is definitely an improvement on the status quo.” Dr.

Franz Sengl (Greens).

“We can’t force it,” he said.

“Maybe it wouldn’t be a bad thing if there was some air in the place.” Ultimately, the adjacent FOS is supposed to be three to five stories high.

With a vote of 9:3, the committee approved the planning, and with a vote of 11:1, it placed the required development planning process in twelfth place on the city's building administration's list of priorities.

It is still unclear when this will begin processing.
