The Niederstubn is a thing of the past: Franz Haslberger's building complex in Bad Wiessee is to be demolished and replaced by a new building.

The building committee rejected the plan again - to the investor's disappointment.

Bad Wiessee

- In July 2023, the Wiessee building committee last looked at the future of the building on Sanktjohanserstrasse.

At that time it became clear: the owner wanted a complete demolition and the construction of a new residential and commercial building including an underground car park.

The type of building and mix of uses were “very convincing,” according to the building administration.

But: Especially in conjunction with the Gasthof Zur Post diagonally opposite, the building committee found the planned structure to be too dominant and too high.

The preliminary ruling application was consequently rejected in July.

Building authority manager: Minor changes to the plan do not solve problem areas

The committee now had a revised plan.

The conclusion from building authority manager Anton Bammer sounded sobering: only a few design things had been changed, the scale remained the same, he explained at the most recent meeting.

“Unfortunately, the minor planning changes do not solve the previous problem points.” Bammer again recommended that the application be rejected.

The SPD local council would have liked more movement

Bernd Kuntze-Fechner (SPD) also explained: Due to the dimensions of the planned building, it is “absolutely necessary that we stick to our decision”.

He was disappointed that there had been no more movement on the matter since the site visit in July.

CSU colleague Kurt Sareiter (“it’s the surrounding development that counts”) and Green Party councilor Johannes von Miller saw it similarly: “It’s not possible to add a number two savings bank.”

New complex should not overshadow the historic Gasthof Zur Post

The members' main concern is the height of the planned complex.

Bammer referred to the plans from July: The wall height of the building was therefore planned to be 11.62 meters at the most unfavorable point in the east-facing area and thus remained 1.37 meters below the wall height measured at the most unfavorable point of the savings bank building diagonally opposite to the north.

The wall height towards the federal highway should be 10.27 to 10.52 meters.

However, the main part of the Gasthof Zur Post, which is currently being renovated and is located on the other side of the street, only has a wall height of 9.73 meters.

Bammer explained that nothing had changed in terms of the height development in the replacement planning.

Johann Zehetmeier (FWG) was generally happy with the style of the planned building, but he also found the complex 60 to 70 centimeters too high - “so unfortunately I can't agree with that”.

Von Miller found it regrettable that no further discussions had taken place between the district office, the developer and the community since the first rejection.

Mayor speaks of trusting discussions

Mayor Robert Kühn (SPD) had to intervene here: In the meantime, a conversation had taken place between him as head of the town hall and the client - “in a very good and trusting atmosphere,” said Kühn.

However, he was only able to give the applicant the tip to build a little smaller.

Haslberger spokesman describes process as “disappointing”

With a vote of 9-0, the committee once again refused to agree.

What will happen next with the complex in the middle of town remains to be seen.

When asked by our newspaper, a spokesman for Franz Haslberger said: Unfortunately, both the result of the vote and the process were “disappointing”.

“Initially, our offer to keep the Niederstubn open until the old post office reopens was rejected,” it says in the written statement.

The building project was then rejected, “even though we remain within the building limits and have implemented all of the district office’s requests for changes.”

The spokesman also criticizes “the fact that we had to find out from the press that our project was being discussed in the building committee.”

This completes the picture.
