The Committee for the Environment, Land Use Planning and Transport of the Planegger Municipal Council has given the starting signal for the development plan process for the station area - for the second time in almost eight years.

- The Planegg Committee for the Environment, Urban Development Planning and Transport unanimously decided on Monday to draw up development plan No. 11 “Bahnhof area – urban development and traffic attractiveness”.

It shows that things are moving forward.

Even if it is for the second time,” said Felix Kempf (SPD).

In July 2016, after years of discussions and several architectural competitions, the committee decided to draw up a development plan for the station area.

Planning was to be implemented on the land that was already available at the time.

However, with the acquisition of the Heide-Volm property south of the station forecourt and the Pension Elisabeth in the north adjacent to Germeringer Straße last spring, the situation has now changed.

The development plan should now apply to the area east of the railway, which extends in the north to the corner of Germeringer and Hofmarkstrasse and in the south to the Planegg district boundary and Kraillinger Strasse.

The community owns 30,000 square meters.

In addition, by statute it has secured the right of first refusal for 5,000 square meters of the Emeran Braun GmbH & Co. KG company premises, which are located on Planegger Flur.

Third workshop at the end of March

“It's the start of something new.

I am confident that we will create something sensible,” said Mayor Hermann Nafziger.

In the two workshops that the local council has held since autumn 2023 to develop a concept, “you could see that everyone is doing it with a lot of enthusiasm”.

The second workshop took place last Saturday.

The local councilors sat together for nine hours.

The event was moderated by the Munich office “03 Architekten”, which presented the first designs.

“Out of three alternatives, one has emerged,” says Nafziger.

The third and final workshop is scheduled to take place at the end of March.

We are currently in the process of “discussing with the architects how citizens should be included,” said Nafziger in a press interview.

A citizens' workshop - as was carried out when designing the Martinsried town center - is not planned; the trend is towards workshops to gather opinions.

In the run-up to the resolution, local councilors from various factions had positioned themselves to ensure citizen participation.

Peter von Schall-Riaucour (PP&M) called for “transparent citizen participation”.

And SPD parliamentary group spokesman Felix Kempf explained: “Citizens have a right to information and a say.”

The development plan is intended to define the new rough urban development concept for the area.

The goals include the creation of living space with an eye on affordability, the reorganization and improvement of the traffic situation in the station square area.

A bike-and-ride facility is also being retained, as well as a grocery store and a child care facility.

Fritz Haugg (FDP) campaigned for a restaurant with an adjoining room.

With the Heide-Volm and the Gasthof zur Eiche on the north side of the station forecourt, which were demolished in 2018, Planegg lost two inns whose adjoining rooms were very popular.

Nafziger replied that there was already consensus on a restaurant.
