The city of Nice (Alpes-Maritimes), which continues to work to limit the proliferation of Airbnb-type tourist rentals, has just had regulations to this effect rejected by the administrative court.
“An incomprehensible decision
,” said Mayor Horizons Christian Estrosi, who intends to appeal soon.
Since 2022, owners who wished to rent their apartment in the Riviera capital for tourist purposes had to prove that this was authorized in the internal regulations of the co-ownership.
In 70% of cases, the requests were refused, explained the municipality in a press release, therefore making it possible to reduce the offers.
Many residents around these Airbnb apartments complained of constant comings and goings and various noise and material nuisances, especially in the Old Nice district.
“Our services are contacted daily by co-owners
,” assured Christian Estrosi regarding these problems.
And to add:
“the administrative court is completely going against the grain”
.
France, particularly on the Côte d'Azur, is experiencing a housing crisis with too many people still struggling to find a roof over their heads at suitable prices and close to their workplace.

Hunted key boxes
Nice thus ranked as the second city in France, after Paris, in number of housing available on different rental platforms in 2022, with 12,600 advertisements.
They still hover around 10,000 today during popular periods.
Against “anarchic” rentals, the municipality had also decided to track down key boxes, which allow tourists for a few days to collect the sesame without having contact with the owner.
Once installed on street furniture, this system allows certain rental companies to chain rentals together and even make it a remote activity.
If Christian Estrosi does not want to completely eradicate seasonal accommodation available with online platforms -

“We will not let this unjustifiable decision pass
,” insisted the councilor.
A new measure is even being studied for the next municipal council
“which will regulate seasonal rentals even more strongly
