The shopping center at Leonrodplatz will be demolished.

The Stadtsparkasse has now presented plans for a new building with student apartments.

In two years, the largely dilapidated shopping center at Leonrodplatz will be demolished.

Planning and testing for the new building is already underway.

In a current statement on the construction plans, the district committee is calling for reduced rents for the planned student apartments.

The row of shops on Leonrodplatz is getting old and the building structure is poor.

The supermarket, the pharmacy, the drugstore and the kindergarten – they are all moving out of Leonrodplatz when their rental contracts expire at the end of 2024.

The building will then be demolished and rebuilt.

The owner, the Stadtsparkasse, recently presented what would be built there to the Neuhausen-Nymphenburg district committee.

64 furnished apartments for students and trainees

A preliminary construction request has been submitted to the Mobility Department (MOR).

So nothing is set in stone.

The current plans for the building have met with great enthusiasm from the district committee, because after a construction period of two years, 64 furnished apartments for students and trainees are to be created.

There will also be retail there again, the owner confirmed to our newspaper.

An Edeka and a discount store are planned.

The pharmacy will also remain.

However, things are looking less good for kindergarten.

According to the district committee, there is no longer any approval for this.

The new rooms no longer meet the requirements for children's educational institutions.

An outdoor area with green space is also not planned, according to the district committee.

New building would be taller than those in the area

The residential building, which is to be built on Dachauer Strasse, has seven floors.

This would make it two stories higher than the other buildings in the immediate vicinity.

However, this variant has not yet been confirmed by the Local Building Commission (LBK), explains Gudrun Piesczek (CSU).

However, she is clearly in favor of the “new high point” because Munich urgently needs living space.

The rent for future student apartments is particularly important for the district committee.

“The rent has to be affordable,” says Piesczek.

They are not subject to the rent index because they are furnished apartments.

Overpriced rents would therefore be a conceivable scenario.

However, the district committee wants to prevent this.

Politicians are demanding cheap rents for socially disadvantaged trainees

Local politicians suggest that 50 percent of the apartments should explicitly go to socially disadvantaged students or trainees.

What is considered “socially weak” has not been defined.

Rudi Stummvoll (SPD) explains that rental prices should be based on Bafög recipients.

“Who among them could still study if their rent is so high?”

Felix Meyer (FDP) sees the consequence that the remaining apartments will then become significantly more expensive because the project has to be financed somehow.

“It is a municipal subsidiary,” argues the majority in the plenary session.

Therefore, it is unlikely that the landlord will demand excessive rent.

The letter with the district committee's demands is now sent to the Sparkasse and the LBK.
