Five new residential units are to be created in the Glaslern district of the Berglern municipality.
At the end of Rosenweg, two semi-detached houses and a single-family house are to be built.
To do this, however, the land use plan must be addressed.
This 19th change was now decided by the local council at its last meeting - albeit by a narrow vote of 7:5.
Glaslern – The change decision means the start of the process, for which the investor who wants to build there bears the costs.
The Planning Association for the Outer Economic Area of Munich has taken over the preparation of the land use plan change.
Birgit Kastrup also presented the local council with a detailed draft development plan.
This is set up in the so-called parallel procedure.
What is particularly exciting here are the questions of pollution control.
There is a farm nearby that would like to expand an existing cattle fattening stable with a new building.
The planner has initiated a comprehensive calculation model, according to which a boundary must be drawn around the courtyard with a radius of 58.6 meters.
The fact that the spread of possible smells is shown with centimeter precision also caused the council to shake their heads.
The fact is that precisely because of this radius, a house cannot be placed straight, but rather at an angle, precisely on the imaginary arc of the circle.
This in turn led to some critical comments in the local council, but also to dissenting votes, especially because of the visual design of this small building area.
Another issue is noise protection, which also led to confusing details: in one of the semi-detached houses, parts of the building are in an area where the limit values could be exceeded.
The result: In this semi-detached house, so-called vulnerable rooms are not allowed to have windows that can be opened, which leads to controlled ventilation, but not in the other semi-detached house.
After the narrow council vote, the municipality is now going into early consultation with public authorities and the public with this plan.
