The Tegernsee building committee discussed a request for a demolition and new construction on Olaf-Gulbransson-Straße.

The problem was less with the planned house than with the retaining wall.

– Many properties above Olaf-Gulbransson-Straße in Tegernsee are characterized by high retaining walls, which are also built on the property boundary to the municipal road.

Now a decades-old single-family home and the associated wall are to be demolished.

A new single-family home with a new retaining wall will follow.

Surrounding buildings partly higher than planned residential building

In the building committee, where the request was on the table, building authority manager Bettina Koch explained the key data: The originally 2.20 meter high wall, which was recently reduced in size and slanted for static reasons, is to be replaced by a new, 2.10 meter high retaining wall.

It should be built at a distance of half a meter from the property line and have an access road approximately 6.50 meters deep and 50 centimeters wide for the underground car park with six parking spaces.

The two-story residential building measuring 16 by 8.50 meters is to be built on this underground car park.

On the valley side, the wall height should be 10.24 meters.

When assessing the size, the building authority used houses in the surrounding area.

“Some of them are higher,” summarized Koch after she explained the wall heights in detail.

The building committee is bothered by the height of the planned retaining wall

It wasn't so much the residential building that gave rise to discussion, although Marcus Staudacher (Green Party) described it as fundamentally critical when old was replaced by new.

Peter Hollerauer (FWG), for example, didn't like the retaining wall: "It's already too high." Mayor Johannes Hagn (CSU) was also skeptical about whether a 2.10 meter high wall was necessary.

The owner also recently did not submit an application for grandfathering.

Koch made it clear: “The lower the wall gets, the steeper the slope becomes.” The compatibility with the design regulations was also discussed.

This does not provide for any walls, at most to secure the area.

In addition, a maximum height of 1.40 meters should not be exceeded with a railing on top.

2.10 meter high wall temporarily rejected

In the end, the 2.10 meter high wall was rejected.

The applicant should submit a new request and precisely justify the height of the wall for the associated deviation from the statutes.

This path was unanimously decided.
