17 apartments are being built in the new building called Engelhof on the corner of Ludwigstrasse and Kaiser-Wilhelm-Strasse.
According to the owners, the smallest units have already been rented out, even though they are not finished yet - across the board to Starnberger.
Starnberg - When Starnberg's building committee recently looked at the Engelhof, the large new building on the corner of Ludwigstrasse and Kaiser-Wilhelm-Strasse, the whole thing was a formality.
Unanimously and without any discussion, the members gave community approval to the owners' request to be allowed to convert the commercial unit on the ground floor from a retail space into an office space.
You want to set up a co-working area there.
They have “a large office community” in mind, explains co-owner Philipp Morgenstern in an interview with Starnberger Merkur.
There is also news regarding the house's 17 apartments.
Around half are already rented, says Morgenstern and outlines two trends: The three one-room apartments are particularly in demand - especially from older Starnberg residents who want to stay in the city but want to reduce the size of their apartment.
Work on the Engelhof began with the demolition of the old building in autumn 2022.
Even if it doesn't seem like it from the outside at the moment, he is still confident that the first tenants will be able to move in on July 1st of this year, says Morgenstern.
The topping-out ceremony is scheduled to take place in February.
The 17 apartments have one to four rooms and 36 to almost 115 square meters of living space, plus terraces and balconies.
Morgenstern says he was surprised by the great interest in the one-room apartments.
“Older interested people literally ran into our shop and we received handwritten letters,” he says – even though marketing hasn’t officially started yet.
One-room apartments are exactly what Starnberg needs.

The arguments were often the same: people, often single, were looking for smaller apartments than the ones they currently lived in.
They appreciated the elevator so they could get in and out barrier-free, and they were happy about the central location in the city - which, by the way, for a rent per square meter starting at 21.50 euros including a fitted kitchen.
However, this group of interested parties would not necessarily need one of the 23 parking spaces - 20 in the underground car park, three above ground.
“The first two apartments were already gone, there was only the construction pit.
One-room apartments are exactly what Starnberg needs,” says Morgenstern based on these experiences.
Things look completely different at the other end of the scale.
The four-room apartments are the hardest to rent.
“We are competing with a house in terms of prices.” But as I said: active marketing via the real estate experts at Kreissparkasse will only begin soon.
And what exactly are the owners planning on the ground floor?
“It is incredibly difficult to rent a commercial unit in Starnberg,” says Morgenstern as the reason for the requested and approved change of use – and he doesn’t even mention empty shops.
The total area on the ground floor is a good 187 square meters.
The owners wanted to set up ten offices there, ranging in size from 8.5 to 16 square meters - and each with a window and a view of the outside.
There is a communal kitchen and a meeting room, plus WiFi of course, but otherwise there is also the opportunity to be alone.
The prices are not yet fixed, but would probably start at 600 euros per month and could be fully deducted from taxes.
Rental contracts for the offices have not yet been signed, says Philipp Morgenstern.
“We would ideally have ten different users.”
