Diakonie Herzogsägmühle has been toying with building a small tiny house development for some time.

So far, the project has failed due to the right property.

This has now been found, and the local council also approved the project.

Herzogsägmühle

– A tiny house is more for minimalists.

Around 20 square meters of living space, one or two rooms, not much storage space.

But for some, these mini-houses are also a way to get their own home in a tight real estate market like ours.

Six to eight such mini-houses will soon be built in Herzogsägmühle.

The project is not new: almost four years ago, the Peitingen local council discussed the construction of four tiny houses on the Roter Berg in Herzogsägmühle.

The committee rejected the project at the time - the majority had criticized the location of the container-like houses in the residential area.

Alternative property was sought and found

But that didn't mean the topic was off the table.

The Diakonie Herzogsägmühle was looking for an alternative property that could be better suited to building the small house settlement.

A total of five areas were under discussion, said Stefan Hofer from the planning office “Raumsequence”, who was a guest at the most recent meeting of the Peitingen local council.

Things should now work with property number five.

It is an approximately 2,400 square meter area on a hillside west of the schools in Herzogsägmühle.

Because the property is on the edge of the Diakoniedorf and there is nothing but forest next to it, it is well suited for the project, said Hofer.

In fact, this area had been in mind for a long time: the then Herzogsägmühle managing director Wilfried Knorr brought up the property as a possible building site for the small houses at a press conference in May 2022 (we reported).

No objections from the Peitingen local council

The Peiting town hall already found that the newly proposed property was much better suited for the mini-house development.

There were no longer any major objections when the market town council discussed the project again at the last meeting.

The committee unanimously decided to draw up a corresponding development plan.

Unlike Diakonie's previous plans, the new building sites will only be rented to Herzogsägmühle employees.

“The employee brings his tiny house with him,” explained Mayor Peter Ostenrieder when asked by CSU councilor Norbert Merk.

With this offer, Diakonie also wants to attract skilled workers.

One parking space per tiny house

Herbert Salzmann (SPD) was meanwhile interested in whether a community center or area was also planned.

After all, there are no basements in which residents can store their belongings.

“There was no talk of a community facility yet,” explained Stefan Hofer.

However, employees usually have the opportunity to use the Diakonie's rooms.

Salzmann also wanted to know what parking spaces looked like.

The architect explained that one parking space is provided for each tiny house.

“This is possible without any problem.” The parking spaces should not be built in front of the houses, but in a central location on the development site, added Ostenrieder.

Low heat requirement assumed

Local councilor Thomas Elste (Greens) was interested in whether the tiny houses would also be connected to the new energy supply in Herzogsägmühle, which the Peitingen local council is currently also dealing with.

According to Hofer, that is not the case.

On the one hand, it would be quite complex to connect the tiny houses to the heating network.

On the other hand, the small houses have a low heat requirement anyway, according to his explanation.

The local newspapers in the Weilheim-Schongau district are represented on Instagram under “merkur_wm_sog”.

The fact that the small houses are mostly mobile container solutions that can be moved off the property if necessary once again made Norbert Merk sit up and take notice.

The development is unsuitable for this, he noted.

“How do you want to drive in there with a low-loader if the houses have to go?” The development will be discussed as part of the development plan, reassured Ostenrieder.

“We also need access for the fire department.”
