But the district committee fears densification through the back door.

Does the expansion of an existing refugee accommodation in Ramersdorf open the door for densification in the area?

The local district committee fears this and therefore wants to have important building law questions answered before giving its approval.

The trigger is an application for a preliminary ruling for the property at Pfälzer-Wald-Straße 2.

Refugees are accommodated on four floors

Refugees have been housed on four floors in the boarding house, an ex-student hostel, since May 2020.

There are a total of 100 usable rooms, mostly with two beds and a private bathroom and kitchenette.

The accommodation was rented in response to the corona pandemic to protect vulnerable people.

In addition, one third of it serves as a transitional home for local Afghan workers and people who have entered the country through humanitarian reception programs.

Now the house is to be expanded into shared accommodation.

Additional buildings are to be built in the inner courtyard.

Two variants are being considered.

On the one hand, modules for 20 new residential units, stacked over two floors, with a communal terrace on top.

Or 22 residential units, stacked over three floors with upward staggering and terraces on the first and second floors.

The home has a rental agreement until May 2028. When the expansion comes, it should be extended accordingly.

Neighborhood politicians want to preserve undeveloped areas

The Ramersdorf-Perlach district committee is concerned about how the development in the inner courtyard could affect the area around the street.

Because what is dear to the accommodation could be expensive to the private owner.

There is a still undeveloped interior area in the housing estate opposite that the district politicians would like to preserve.

They would also advocate for the smaller version of the accommodation in order to have more light and quality of stay in the inner courtyard.
