The rectory in Hebertshausen is to be sold.

The Archbishop Ordinariate started the usual award process a year ago.

The municipality of Hebertshausen has long since submitted an offer to build low-rent apartments there - and is waiting for feedback.

Hebertshausen – The bell sign next to the door still says “pastor” and “parish office”.

But no pastor has lived in the striking building for a good 20 years.

And you won't find a contact point for the church community there either.

Rather, the Hebertshausen rectory, located at the foot of the Kirchberg and right next to the parish church of the Holy World Redeemer, has been empty for three years.

But the future of this historic building is important to the people of Hebertshausen; this was also asked at the most recent citizens' meeting (we reported).

In fact, the Archbishop Ordinariate, as the owner, has started a bidding process for the rectory; the community would like to buy - the outcome is uncertain.

The stately building was built in 1693 together with various utility buildings, because for centuries the rectory traditionally secured the pastor's livelihood.

Even later, the property remained in the administration of the local church foundation as a parish benefice.

But in 2008 a parish association was founded, and the pastor and office moved to the newly renovated Ampermoching rectory, which is also spatially located in the middle of the parish association.

A good three years ago, explains the head of administration in the parish association, Angelika Obermayr, the church foundation returned the Hebertshausen rectory to the archdiocese.

The property falls under long-term lease - but the community wants full ownership of the building and land

A common process as soon as properties from the parish trust foundation are no longer used for church purposes.

The church administration did not make this decision without regret.

“But we are financially stretched to capacity with our two churches, parish hall and cemetery,” says Obermayr.

It was clear that the rectory would be sold by the Ordinariate.

“But the building is so striking and central that it’s pretty obvious that the community should take it over.”

The Ordinariate started the usual standardized award procedure for church real estate.

For the property at Korbinianweg 8, i.e. the rectory, the Ordinariate's press office said in a statement upon request, "a leasehold grant with building replacement, i.e. no sale with 'full ownership', is planned".

According to Mayor Richard Reischl, the municipality immediately submitted an offer.

However, with the aim of acquiring full ownership of the building and land.

“We would have offered the church other building land as part of an exchange of land.” This was in view of the fact that the rectory “is in a dilapidated condition,” as Reischl says.

This was the assessment of a commissioned architect.

The Ordinariate is also apparently aware of the structural condition.

By purchasing the area without any conditions, the municipality wanted to be given the choice between renovation or alternatively new construction in the same form if maintaining the building would be financially uneconomical.

In July, when the bidding deadline had long since expired, he found out that the municipality's bid would not be examined at all because it did not comply with the procurement guidelines, reports the mayor.

The community was then able to submit a new bid, which now accepts the leasehold.

But Reischl is still pursuing his goal of buying the area including the rectory.

The mayor calculates that with the costs of taking over the building, the expected renovation effort plus ongoing ground rent for the property, the project could quickly become a financial disaster.

In any case, the low-rent apartments planned by the municipality could not be created with such a cost burden.

“We would quickly end up with a rent of 23 euros per square meter, which is utopian for people with low incomes.”

Mayor Reischl disappointed by the lack of communication

Reischl still hopes to reach a good solution in discussions.

“But I don’t hear anything.” Weekly inquiries to the broker came to nothing.

The responsible financial administration of the Ordinariate also does not move.

Reischl is angry.

“This incredible arrogance annoys me.”

Currently, “the offers submitted and discussions with applicants are being examined,” says the Ordinariate’s statement.

And when awarding the contract, “in addition to economic aspects, social aspects and the planned use could also be taken into account”.

No information can be given regarding the question of when a decision can be expected.

Just this much: “The award process has not yet been completed.”

People are still waiting for feedback in the town hall.

“It's a shame that people don't even contact us and try to talk to us,” complains the mayor.
