Changing the land use plan and drawing up a development plan for Talstrasse in Zustorf are proving more difficult than expected.

This became public on Tuesday at the Langenpreisingen local council meeting.

In addition, the current situation on the housing market is having an impact on the Thenner-See-Straße development area.

Langenpreising - The reason for the problems on the valley road is the shape of the terrain and the associated risk of flooding.

A citizen had raised concerns in the process to change the land use plan, which even planner Franz Pezold was unable to immediately refute.

The groundwater level is high and the depression is not immediately visible, but at up to 50 centimeters it is so high that it cannot simply be adjusted because there are already some entrances to the property.

The objector had sent along pictures of water accumulation in the area in question.

Pezold had great difficulty in providing an appropriate answer to the problem.

“You have to see the entire catchment area,” he explained.

According to him, the result may now be that a ditch will have to be dug along Talstrasse and will also have to be represented in the subsequent development plan process.

But that's not easy: "In the end, people won't be able to access their properties anymore."

The local council has now decided to start the process with the draft development plan.

Pezold wants to take advantage of the fact that it is a two-stage process.

The early hearing of those responsible for public affairs and citizens is now underway.

In this case, the local council has decided to refer to the development plan process in which this issue will be dealt with.

There was agreement that the problem raised here had to be taken seriously.

The public authorities had not raised any objections to the change in the land use plan, only the said objector had raised doubts about its necessity through her lawyer and also criticized the fact that the traffic volume would be “significant”.

But Pezold said: “There are studies that show that the maximum of 22 residential units planned here will generate perhaps 95 car and two truck trips per day, and that is below the trivial limit.”

The objections are also refuted by the statement of the higher state planning authority, which sees a gap in the planning in the Talstrasse area.

The need for residential building space is also confirmed by a survey carried out by the municipality about what the people of Zustorf want.

After intensive discussion last September, the local council decided to develop in this area and initially left out the community-owned site south of the upper Roman road.

A lot can still be built here: in the Langenpreisingen development area of ​​Thenner-See-Straße, the properties should last until 2025, says Mayor Josef Straßer.

Also of interest to this topic at the meeting was the Thenner-See-Straße development area in Langenpreising, where there are currently still vacant building sites for six semi-detached and four single-family homes.

Strasser gave these figures when asked because the objector's lawyer had formulated: "According to the information provided by my client, not all of the properties have been sold to date, and sales contracts have even been reversed." Strasser confirmed two cases: one had left the community and that The property was returned, the other party was no longer able to provide the financing.

Three properties were also sold during this period.

There were 14 applicants for the last five plots that were released for sale, Straßer continued.

However, it is true that “demand is no longer quite as stormy” as it was when the development area went on sale with the first units.

“We said that it would have to last for a while.” With the sale of the first properties, the community was able to take some of the pressure off the market, he continued.

He also expects demand to increase again as interest rate pressure eases.

The lawyer had argued that the plots of land were still vacant and doubted the need for further development zone designation.

In an interview with our newspaper, Straßer said that the properties on Thenner-See-Straße could be gone in 2025 or 2026.
