The extensive renovation of the former Brauneck Hotel in Lenggries could start in March.

Lenggries – The global chain Marriott is entering Lenggries.

The former Arabella Brauneck Hotel will become a house for the group’s “Tribute Portfolio” (we reported).

This news caused joy in Brauneckdorf at the beginning of the year - and relief, after all, the development of the property had stalled somewhat.

At the end of 2021, the Schörghuber family's Blue Lion GmbH sold the house to a company led by the Lenggries real estate developer Christoph Hertwig.

In November 2022, the previous operator said goodbye and closed the hotel.

Financing the project “was definitely challenging”

There are various reasons why the restart took a little longer than initially expected, says Hertwig when asked.

In any case, very few people would have been “crazy” enough to “buy a hotel between two lockdowns”.

The concept was significantly revised again in mid-2023, he adds.

“The financing issue was also quite challenging,” says Hertwig.

Rising interest rates, skyrocketing construction prices – all of this had to be taken into account.

“Apart from one small building block,” everything is now in the clear.

And when it comes to the missing element, he is also confident that it can be clarified in the next few days.

Work is scheduled to begin in March

If everything goes smoothly, the extensive renovation work could begin in March.

Hertwig expects the renovation work to take at least nine months for the main house alone.

“The 70s reinterpreted” – that’s what the design is all about.

“The formerly massive concrete building from the 1970s is becoming a modern boutique hotel, refined with modern and natural cladding made of wooden elements, so that the impressive house harmonizes even better with the natural landscape.” This is the sentence from Sascha Konter, Managing Director of Signo Hospitality Lenggries GmbH, which is taking over management, was quoted in the original press release.

114 rooms and a sixth floor made of glass

After the renovation there will be 114 rooms.

Instead of the current asymmetrical roof, the building will have a sixth floor with lots of glass.

There is space for the new rooftop bar and the fitness and wellness area.

The restaurant area on the ground floor will be enlarged.

There will also be a beer garden.

The access situation is also changing.

The current more or less public thoroughfare between Münchner Straße and Urtlmühlweg becomes a dead end and ends in a turning point.

Initially he thought of a much less complex renovation.

However, there were more options when it came to building law.

Now a double-digit million amount is actually being invested in the renovation.

“We were able to open the door to the large international operators.” Previously, they would have only concentrated on the big cities.

But there was a rethink here during the pandemic.

Now chains like Marriott are also discovering rural regions.

Recently, two big brands actually vied for the location.

In any case, Lenggries can be happy about having “the only internationally branded hotel in the district,” says Hertwig.

Staff accommodation is being built in another building

It was helpful that Hertwig received support from many quarters.

From the community to the district to the Ministry of Economic Affairs - “I have never had such support for a project here.”

The building is now being renovated according to the latest energy standards.

There is a groundwater heat pump and a solar system.

“We will be almost energy self-sufficient,” says Hertwig.

“But the gas boiler remains for emergencies.”

In addition to the renovation of the main house, a new apartment building is being built towards Urtlmühlweg.

Staff accommodation will be built on the first and second floors.

30 units are planned.

Everything should be completely finished in the third quarter of 2025. The name of the new hotel should be known by then.

It's still a secret at the moment.
