But in the end, the Kochl local council approved an apartment building that would be built between two listed buildings.

Kochel am See – The construction of a new apartment building on Bahnhofstrasse in Kochel am See caused a lively discussion in the local council.

The house is planned on the property between the post office and Schusterhaus - two buildings that are listed buildings.

The local council rejected an initial plan for development some time ago.

However, the district building authority assessed the situation differently.

According to the district office, monument protection issues are not affected if an apartment building is built on the area in between.

According to the zoning plan, residential development is permitted there.

The local councilor is concerned with the design

The local council was not concerned with preventing living space, but rather with the design aspects of the new building.

Bettina Sindlhauser (Free Citizens Ried) referred to paragraph 34 of the building regulations, according to which the building must fit into the surrounding area in terms of style and size.

She particularly disliked the height and the gable orientation.

“And then next to it is the beautiful cobbler’s house,” she said.

“We want to shape our village, and we have to start somewhere.”

She received support from Sonja Mayer (center).

Living space should be created there, she said, but the direction of the ridge should be rotated.

The new mayor Jens Müller (UWK) said that whether it was nice or not was not up to the local council to decide.

The district office is the approval authority.

What could be done?

Dirk Grusdas, head of the Kochler building administration, explained that the application could be postponed, a development plan drawn up and a change ban issued in order to “perhaps reduce the dimensions of the new building a little”.

The area is defined as a mixed area in the land use plan.

“What if the adjacent café in the Schusterhaus is too loud for the residents?” asked Markus Greiner (Junge Liste).

Something like this can only be regulated bindingly with a development plan, said Grusdas.

However, we have no influence on the buildability of the property itself.

“We need living space in Kochel,” appealed Deputy Mayor Thomas Eberl (UWK) to the local council.

The adjacent old post office is 10.80 meters high, the planned new building has a ridge height of 9.20 meters.

The house was constructed in such a way that the distances fit the surroundings.

And the view of the Schusterhaus is not disturbingly restricted, according to Eberl.

Mathias Graf (CSU) saw it similarly.

“Two houses further, at 'Käse Jäger', the gable is also turned.

I don’t think that’s a problem.” He sees the problem in a “loose” way.

Max Leutenbauer (CSU) wanted to know how “fixed” this application for a preliminary ruling was.

Pretty quickly, answered Grusdas.

The applicant could only “deviate in nuances”.

Leutenbauer was satisfied because the building was set back anyway.

With Reinhard Dollrieß from Walchensee (Free Voters) pointing out that “the district office has the last word anyway,” the vote went.

The application was approved against the votes of Bettina Sindlhauser, Sonja Mayer, Rosi Marksteiner and Frank Sommerschuh.
