The question arises as to whether an area on the upper floor should be used commercially or converted into living space.
There is still no clarity about any of this.
Nevertheless, Ohlstadt has now made a decisive step forward: in a public meeting in the town hall, local politicians agreed by a clear majority to give the green light for the construction project.
The input planning is ready and will now be sent to the district office as the approval authority.
If it is approved there, nothing should stand in the way of implementing the project.
Renovation and partial new construction of the community center in Ohlstadt: challenges and ambitious goals
We are talking about the planned community center at Schwaigweg 1 / Am Dorfbach 15. As reported, the community at the foot of the Heimgarten has been planning for years to completely renovate part of the empty building and to rebuild part of it in order to create a mix of possible uses - with apartments, businesses, public multifunctional rooms, a generation meeting and also guest information.
Clubs should also have a home there for their activities.
For the local councilors and mayor Christian Scheuerer (non-party), the project is a real matter close to the heart: The town hall boss had repeatedly emphasized that the aim was to get the project off the ground as quickly as possible - especially because of the large financial support on the part of the Free State.
Now we need to hurry: “We have to turn the key and unlock it by the end of next year at the latest, otherwise the extensive funding opportunities will be gone.”

But what if there are no interested parties for the planned commercial space on the upper floor?
Can everything be planned in advance so that this area can then easily be converted into residential use?
What costs will the community incur in this case?
It is already a major financial feat.

According to current calculations, the construction cost is around eight million euros - significantly more than estimated in the feasibility study carried out years ago.
The estimate was around 4.5 million euros.

The councilors made no secret of their doubts.
“The costs are very difficult for me,” said Josef Leis (CSU/DGO), “I am against it.”
His parliamentary group colleague Richard Frombeck put it even more clearly: For him, there is simply no planning security: “So far we have neither confirmations nor rejections for the commercial units.
We don't have anything.
In my opinion, the costs will continue to rise with every technology.
I can’t get used to it.”
The unanimous opinion prevailed that the planned community center was associated with a risk.
But “without a legally binding building permit, negotiations about the rental or sale of commercial units are difficult to conduct,” says Scheuerer.
Nevertheless, the project is too important to the decision-makers to let it collapse now - not least because of the extensive preparatory work and the home stretch that we are now on.
Thomas Guggemoos (NLO), member of the finance committee, does not see a silver lining on the horizon when it comes to business: “They certainly won't knock our doors down.” Nevertheless, we have to take the risk.
The project is too expensive.
Scheuerer also sees it that way, who passionately advocated not wasting any more time – despite the high costs.
“I would definitely start the race now with this planning basis.”
