There has been a large hole in the ground at the Obermarkt in Murnau for a few years now.
But now work on the construction site is progressing quickly.
The residential and commercial premises are expected to be completed and rented by the end of the year.
It's a million-dollar project.
Murnau
- An excavator with a lifting platform is on the site late Thursday morning.
A company's advertising slogan can be read on the vehicle: “We build for you!” A few workers can be seen, all kinds of equipment and materials characterize the scene.
The major project at Murnauer Obermarkt has been running for a few years now.
The building committee had already dealt with an application for a preliminary ruling in 2017.
“In the front building at numbers 43 and 45, extensively renovated commercial space with a new basement and five apartments are being built behind the existing walls on the market side,” explains Tobias Schreyer, who is carrying out the project together with a staff of specialists, architects and engineers.
The newly constructed, modern and energy-efficient rear building at Obermarkt 45A houses seven apartments on three floors.
There is also a two-story underground car park.
“All rooms, both in the front and back of the building, are barrier-free accessible via the underground car park with passenger elevators,” says Schreyer.
The work should be completed in the foreseeable future.
“Completion and re-letting of the residential and commercial space is planned for the end of 2024.”
Various interested parties
It is not yet clear which industries will use the commercial space.
According to Schreyer, there are various interested parties from very different areas.
The rental apartments have not yet been allocated either.
Schreyer speaks of individual interested parties “who have already had a feeling.”
But no contracts will be concluded before the middle of the year, says Schreyer.
It is unclear how high the price per square meter and investment volume will be.
“Both have not yet been determined,” says the builder.
But it is likely to be an investment worth millions.
Observers got the impression that nothing was going on at the construction site for a while.
However, Schreyer counters this.
“Apart from seasonal reasons, there were no longer downtimes.
However, it may have appeared that the very, very complex civil engineering work for supporting the western property boundaries, the underground car park and the foundation jetting in the ensemble-protected front building for the basement required trades that built on one another." These supra-regional specialist companies "did not work on the excavation pit “Rifle at heel” confessed.
According to the client, they had to be requested again after completion of a construction phase with many imponderables in the subsurface.
But that's not all: "Despite preparatory test drilling, static calculations and their testing could only be completed after the pit had been completely uncovered." This also took a few weeks before things continued.
“Since the deepest areas have been exposed and the basement of the front building has been completed, work is now progressing quickly towards complete completion,” announces Schreyer.
Another problem arose last year: the district office imposed a construction freeze on part of the former grill shop building.
Because a few meters of wall that were under protection were removed.
