Kochel - Construction is planned between the shoemaker's house and the post office building in Kochel.

The construction project sparked a debate at the most recent local council meeting.

It is the second time that the construction project has been before the local council.

The local council rejected an initial plan for development in August last year.

At that time, the immediate proximity to the listed shoemaker's house and the post office didn't fit into the townscape at all.

The district building authority did not share this opinion.

According to the zoning plan, residential development is permitted there, and paragraph 34 of the building regulations, according to which the building must fit into the surrounding area in terms of style and size, is also not an obstacle.

Construction project causes discussion in the Kochler local council

With the discussion unfolding in the local council, the new mayor, who had just been sworn into office, immediately had an example of democratic debates on the table.

Dirk Grusdas, head of the Kochler construction administration, presented the case.

Bettina Sindlhauser (Free Citizens Ried) wanted to know how the “so lovingly prepared shoemaker's house” fit in there.

She referred to paragraph 34 and asked whether something could at least be done about the height and the gable alignment.

She received support from Mathias Graf (CSU) and Sonja Mayer (center): Everyone agreed that housing was urgently needed.

“Two houses further, at 'Käse Jäger', the gable is also turned,” said Graf.

Living space should be created

Deputy Mayor Thomas Eberl (UWK) informed that “the post office is also 10.80 meters high.” The planned new building has a ridge height of 9.20 meters.

“The demand for living space is great, and the apartment building should also be moved back,” said Eberl.

Max Leutenbauer (CSU) also thought it was a good thing “that it went backwards” and asked how “fixed” this application for a preliminary ruling was.

Pretty quickly, answered Grusdas.

The applicant could only “deviate in nuances”.

The head of the building administration warned with foresight that the application could be postponed, a development plan drawn up and a change ban issued, "but then nothing will be built there in the next three to four years".

Kochler local council expresses concerns about construction projects

Markus Greiner (Junge Liste) wanted to make sure whether it was actually a mixed area.

He was worried that the residents in the neighboring Schusterhaus Café might be too loud.

Something like this can only be regulated bindingly in the development plan, said Grusdas.

However, we have no influence on the buildability of the property itself.

“It doesn’t have to be nice,” said the new mayor Jens Müller (UWK).

The local council doesn't have to decide on this, it's just a matter of legal application.

The district office is the approval authority.

Rosi Marksteiner (center) agreed.

“Legally, the district office can destroy our decision anyway,” says Marksteiner.

Against her and the votes of Bettina Sindlhauser, Sonja Mayer and Frank Sommerschuh, the local council finally approved the application for a preliminary ruling.
