The city is recording a “steady increase” in parking transactions in a previously rarely used parking garage - an increase at a very low level.

Regensburg - 377 parking spaces, 50 of which have charging stations for electric cars, photovoltaics on the roof, a beautiful facade - it sounds good what the new parking garage at the TechCampus in Regensburg has to offer.

But as reported, the building - which cost 7.3 million euros - has been empty most of the time since it opened in December 2022.

Nothing has really changed since then, although the city of Regensburg has recorded a “steady increase” in parking transactions.

The emptiest parking garage in Regensburg: “Failure at a start”

This is what it says in a letter from Mayor Gertrud Maltz-Schwarzfischer to city councilor Stefan Christoph (Greens), who has doubted the usefulness of the parking garage for a long time - not the only one - and in the past spoke of a “failure at a start”.

What is written in the mayor's letter is absolutely correct.

In fact, the number of parking transactions increased more than sevenfold over the year 2023, depending on the comparison month.

According to a monthly staggered overview that accompanies the mayor's letter, a total of 171 parking transactions took place in February 2023 - the worst month.

In other words: an average of six cars were parked on the eleven half-floors every day.

This corresponds to a utilization of 1.6 percent.

In December, however, there were 1,232 parking operations - almost 40 per day, which corresponds to a utilization rate of over ten percent.

The steady increase in parking transactions from October is likely due in particular to the fact that limited parking bans were implemented along the adjacent streets at the end of September.

Something that had been planned for a long time according to the development plan.

The emptiest parking garage in Regensburg: Where will further increase come from?

The city also seems to be optimistic that 34 long-term parking spaces have now been rented.

The Regensburg public utility company – the operator of the parking garage – is also “currently drawing up a contract with TechCampus companies for a further 50 permanent parking spaces”, which will be valid from March.

The rental of a further 50 parking spaces for the course of the year has already been announced.

If all of this works, 35 percent of the parking spaces would be “off the market” at least permanently.

If you then take the best short-term parking month last year, add a little more and ignore the fact that a parking space could cause more than one parking transaction per day, you could achieve an occupancy rate of almost 50 percent.

Whether that can justify such a million dollar building is probably in the eye of the beholder.

At least City Councilor Christoph doubts that the numbers will improve significantly.

He says: “Where the further increases in usage numbers that are promised will come from is a mystery to me.”
