Cheap one-room apartments: Are trainee apartments now coming to Candidplatz?

The Candidtor investor wants to create 21 small one-room apartments in Untergiesing.

These could be available for trainees.

Rents in Munich continue to rise, as a current analysis by the real estate consultancy JLL shows.

Because fewer and fewer people can afford to buy a property, the pressure on the market is increasing.

Prices are going up.

This hits particularly hard on those who have less money at their disposal.

That's why a project is to be built in Untergiesing that will create affordable living space for trainees.

The real estate developer “Ehret und Klein” would like to expand existing buildings on Candidplatz near the Auer Mühlbach and create 21 small one-room apartments.

Kolping-Werk should become a project partner

For example, trainees who do not come from Munich but are completing their training in the state capital could benefit.

A comparable project is already being run by the Kolping Educational Center on Entenbachstrasse.

The Kolping Works will also become a project partner at Candidplatz, according to a preliminary agreement.

The project in Untergiesing faces a number of hurdles: the buildings that are to be expanded are actually designated as commercial properties.

They cannot easily be converted into living space.

And the parking space regulations, which regulate how many parking spaces for cars must be provided on a property or nearby, would also have to be undermined.

Complicated, but not impossible.

The exception could be achieved through cooperation with Kolping for the benefit of young people with low incomes.

Investor is criticized because of Candidtor

The fact that the Ehret and Klein office is embarking on such a project is surprising at first.

In Untergiesing, the real estate developer has so far made headlines with the large “Candidtor” project – and has had to endure a lot of criticism.

However, after this construction project was further delayed, the trainee dormitory is now on the agenda.

The project idea met with favorable approval from the responsible district committee (BA).

The Greens welcome the creation of living space for trainees in an expensive city like Munich.

However, parliamentary group spokeswoman Dietlind Alber explained: “It would be important to us that this special form of housing is permanently secured - even if the candidate comes.” The trainee dormitory should not be a back door for luxury apartments with special permits.

The approval process is ongoing

“It has happened that projects were advertised as student housing and then turned out to be incredibly expensive apartments,” remembers Alber.

But the collaboration with the Kolping Works obviously creates trust.
