The district around Lettenholz, General-Patton-Straße and Flinthöhe in Bad Tölz is facing major changes.

The hall was full at an information evening.

Bad Tölz - The crowd was enormous: When the city of Bad Tölz invited people to an information event on the future of the Lettenholz/General-Patton-Straße/Flinthöhe district on Monday evening, more and more chairs had to be carried into the hall so that everyone who was interested could attend were able to take a seat in the meeting room of the district office.

Citizen participation on the Flinthöhe in Bad Tölz

No wonder: no other part of the city is facing such profound changes.

Over 200 citizens wanted to know more about what to expect during the construction of the Nordspange and the new Josefistift nursing home.

The event marked the start of a process of citizen participation, as Mayor Ingo Mehner explained.

In the future, a federal highway with three traffic lights and constant traffic jams will no longer cut through the district, but rather the B472 will be downgraded to a municipal road after the northern bypass is completed.

This opens up completely new opportunities to transform this area of Bad Tölz.

The city would like to let the citizens have a say.

A citizens' committee is planned, consisting of 15 people, which meets three to four times a year and for which you can apply until March 8th (information on the Internet at stadt.bad-toelz.de/ichmachmit).

The active phase of citizen participation should begin “when the excavators arrive for the north span,” said Mehner.

In advance, everyone interested should be brought “to the same level of knowledge” on Monday.

Construction of the northern bypass will begin in spring 2025

Two lectures ensured this.

Martin Herda, head of the southern road construction department, presented the current status of the northern bypass for the Weilheim State Building Authority.

He confirmed that the “real start of construction” is planned for spring 2025.

“We expect construction to take three to four years,” he said.

As a preparatory measure, a high-pressure gas pipeline will be laid from the route field this summer.

“In addition, a preliminary archaeological investigation west of Greiling may be necessary.” According to him, more trees need to be felled in the Maxlweiher area.

Otherwise, as is well known, the area of the future road route has already been cleared.

Herda illustrated what the 2.745 kilometer long bypass will look like with a video visualization.

Although it has been available on the Internet for several years, it caused a murmur in the room.

“Incredible!” murmured a spectator when looking at the future roundabouts on the B13 and Maxlweiher, under which the federal highway will pass.

In between, the north span will have four lanes – “like a motorway,” said Herda.

Costs for Nordspange could climb over 50 million euros

The costs for the road were last calculated in 2021: 47.8 million euros.

However, it can be assumed that costs have increased significantly since then.

During the construction period, “there are problems handling traffic in three places,” said Herda.

According to him, alternative roads will be created there on which traffic can flow past the construction site in two lanes, in an arc around the future roundabout on the B13 and around a future bridge structure near Greiling.

From the current roundabout at Edeka, cars will drive on a temporary road north of Sachsenkamer Straße towards Flinthöhe.

A temporary bridge will be built for pedestrians.

During the planning, special attention was paid to the performance of these construction site bypasses, says Herda.

New Josefistift nursing home: investor is proud

If everything goes according to plan, construction will begin this fall on another long-planned project: the new Josefistift nursing home on General-Patton-Straße.

As reported, the investor, the Schleich & Haberl group, submitted the building application in December.

“The construction phase itself will take around 24 months,” said managing director Helmut Schleich

The nursing home with its 128 single rooms will comprise two four-story buildings with the nursing and living areas.

There is also a ground floor extension with a foyer and dining room.

Schleich was “extremely proud” that they were implementing a building form in Bad Tölz in which the rooms are arranged in a “circle” around a green inner courtyard.

“This means very short distances for staff and visitors, which is worth its weight in gold in the company.” It also gives the residents, some of whom have a strong urge to move due to their dementia, the opportunity to constantly walk in circles in their ward without to get lost.

Looking for a new neighborhood name: “Tölzer Höhe”?

After the lectures, visitors had the opportunity to spread out across four information stands in the hall, where the respective contact persons were available to answer questions.

The biggest crowd was on the topic of the North Spange.

At a stand, visitors were able to make suggestions as to what the future citizens' committee could call itself - after all, there is still no uniform name for the district that Lettenholz, General-Patton-Straße and Flinthöhe together form.

According to city hall spokeswoman Birte Stahl, creative suggestions such as “Tölzer Höhe”, “Die Flintler”, “Nord-Ost-Quartier” and “Team, Ober-Tölz” were received here.

The reactions of the citizens

“I don’t need to tell most of those here about the need for the northern bypass”: Martin Herda from the State Building Authority probably hit the mark with these words.

The residents gathered in the Lettenholz/General-Patton-Straße/Flinthöhe area received the plans presented for the bypass mostly positively.

“When it's finished, it's a good thing,” said Klaus Behringer in an interview with our newspaper.

Only: “You can believe it or not that everything will be finished in five,” he added.

Volker Steffan also joked: “Now the north span just has to be finished, as long as we are allowed to drive.” His wife Dagmar Steffan also has hopes for the future bypass: “The plans look very exciting, and the entire area will be with us “Relieve the burden on the city as a whole, because when there is a traffic jam, many drivers take alternative routes through the city center.” Their “biggest concern,” however, is “that there will be a lot of traffic chaos during the construction period.”

Andreas Falkner was also concerned with this question: “How do we get into the city during the construction phase, how do the children get to school, and how do the children from the city get to the Montessori school?” Whether the regulations presented by the State Building Authority are sufficient? “That remains to be seen,” said Falkner skeptically.

He also left unanswered the question of whether the north span would not only shift the traffic jam to the Moralt junction.

Resident Gisela Wunderlich was impressed by the plans for the new Josefistift.

“I ran a retirement home with my husband for 13 years and I think the concept is really good,” she said.

Now, at the age of 78, she also has to think about where and how she wants to live one day.

At the end, Helmut Schleich from nursing home investor Schleich & Haberl reported from the discussions at the individual information stations that he had received a particularly large number of questions about parking spaces.

“For some there were too many, for others there were too few.”

Raphael Zuber, head of the major projects department at the State Building Authority, said he was often asked about the question of walking and cycle path connections to the city center.

He assured that these would be secured by temporary measures during the construction period.

When it comes to noise protection, especially in the direction of Lettenholz, the legal options are exhausted, for example through noise-absorbing walls up to 4.50 meters high.

All residential buildings and companies can also be reached at all times during the entire construction period.

Regarding the future design of the district, many questions at his stand revolved around the location of the playground, reported Mayor Ingo Mehner.
