The future of the Hotel Bachmair am See is open after Hirmer Immobilien separated from its hotel division Travel Charme Hotels & Resorts.

This situation in the once legendary Hotel Bachmair am See on Rottacher Seestraße will not change any time soon: Hirmer Immobilien GmbH & Co.KG, which took over the traditional hotel on a long-term lease in 2020, has separated from its hotel division Travel Charme Hotels & Resorts .
Rottach-Egern – With its hotel brand Travel Charme Hotels & Resorts, Hirmer Immobilien, one of four business divisions of the family-run Munich group Hirmer, wanted to bring the Bachmair am See back to life.
There was talk of renovation and reopening with 130 rooms in 2025.
But nothing has happened so far; rather, rumors have been circulating that Hirmer has once again parted ways with the hotel, which the Rauh-Bachmair family had handed over to the Hirmer Group on a long-term lease.
Now the cards have actually been reshuffled: Hirmer has separated from Travel Charme and sold the division to DSR Hotel Holding, a subsidiary of DER Touristik.
A spokesman for the Hirmer Group explains what this means for the Bachmair plans - and immediately clears up a misunderstanding: "The Bachmair am See is not part of this transaction," said the spokesman.
They want to continue to hold on to the property.
And: “The Hirmer Group continues to pursue the goal of developing a first-class hotel on the site with its real estate subsidiary Hirmer-Immobilien and thus breathing new life into the traditional hotel location on Lake Tegernsee.” The spokesman also emphasizes that other properties are not part of the transaction - namely the hotel projects in Bad Gastein, Austria, and in Salò on Lake Garda.
Future of the Hotel Bachmair am See: No information on the further course of the project
Hirmer remains behind the Bachmair project, but the company makes it clear: “However, the sharp rise in construction and financing costs in the real estate sector worldwide, combined with project-specific challenges, have led to a delay in the project,” says a press release.
“Therefore, we cannot currently provide any information about the further course of the project.
What will happen next on Seestrasse is completely unclear.
The spokesman also does not want to comment on which new hotel operator will now be brought on board, nor what the further schedule might look like.
The sight of the orphaned hotel remains intact for the time being.
There is also room for speculation.
