As is well known, a large residential complex is to be built at the entrance to Peitinger on Schongauer Straße.

But the area is still a green field.

That should change soon.

Despite the major crisis in the construction industry, the Schongau company Haseitl is sticking to the project.

Peiting – At least the name is impressive.

“Am Schloßberg” can be read in large letters on the posters.

They are hanging on construction fences, which have been standing in large numbers on the large meadow at the entrance to Peitinger on Schongauer Strasse for several weeks.

There are also chic views of the large residential complex that will one day be built on the site.

Of course, heavy equipment has so far been looked for in vain, only a construction container can be interpreted as a sign that Peiting's largest construction site may soon be built here.

The lack of activity certainly leaves room for speculation.

After all, the construction industry is currently struggling with major economic difficulties.

In many places, housing construction has stalled due to increased interest rates and high costs.

Peter Schrehardt has experienced many crises in his long working life.

Nothing quickly upsets the managing director of the Schongau construction company Haseitl, which is behind the Peitingen construction project.

But this crisis is different, he notes.

“Such fear among the population has never been seen before.”

Subsidized housing is also being created

A year ago, his company had already drawn the first conclusions for the five-story residential complex due to “distortions in the real estate market”, which is quite controversial in the area due to its size.

No more maximum development and fewer condominiums in favor of rental apartments was the new plan that Schrehardt presented to the local council, which supported the requested change to the development plan (we reported).

The situation has not eased since then, on the contrary.

At Haseitl, too, the question arose as to whether a new building project of this size was currently feasible.

“We cannot start building a property with 43 units during these times if sales are not secured,” says Schrehardt.

The billboards that the company put up in December were therefore a test to find out what the demand was like.

According to Schrehardt, the result was surprisingly positive.

“We have received a lot of inquiries for the 24 condominiums, there is obviously still a group of buyers there,” says the managing director.

The company wants to keep and rent out the remaining 19 apartments itself - all as so-called EOF-subsidized housing, which is aimed at low-income tenants.

The excavators should start rolling after Easter

So the peace and quiet in the 4,000 square meter area will soon be over.

“We are currently assuming that the excavators will be rolling after Easter,” says Schrehardt.

The civil engineer has already been commissioned.

A lot of work awaits this one.

As is well known, the soil has to be disposed of on a large scale due to contaminated sites in the soil.

This can only be done in stages, because the excavation must first be sampled before it can be removed.

This will be temporarily stored on site in individual piles until the result is known, explains the managing director.

Because space is limited, the work is likely to take a long time.

After all, 15,000 cubic meters of soil have to be taken to the landfill.

According to Schrehardt, where the equivalent of 1,250 truck loads end up depends on the results of the pollutant test.

“It could be a landfill in the local area, but also one that is further away.”

Cooperation with Peitinger timber construction company

The managing director assumes that concrete work can begin in the second half of the year.

Of course, not everything in the future residential complex will be built using conventional stone and concrete construction methods.

As with the semi-detached houses on Drosselstrasse, according to Schrehardt, Haseitl will work with the Peitinger timber construction company HRW, which will build the upper floors using timber construction.

The hybrid approach is a good thing, “people want it,” Schrehardt noted.

This was shown by experiences from Marktoberdorf, where both companies are also in the process of realizing a multi-family project together.

“There is huge demand for this.”
