Highlights: Wartenberger Committee is discussing the Hamberger development plan again. This time too, the councils did not give the full green light. The planning area is located in the northern part of the town and is intended as a purely residential area. The decision has already been postponed once, with a requirement that a height section be submitted for the lower rows 9 to 12. There were further concerns about the increased green space. The fauna and flora could be affected by the removal of slopes and the clearing of hedges. However, there is nothing wrong with further densification.

To further densify Wartenberg, the local council is tackling the development plan for Hamberger.

This time too, the councilors on the building committee did not give the complete green light for the change.

Wartenberg – there is a lack of living space – also in Wartenberg.

Densification is therefore the keyword in many district communities.

In Wartenberg, the local council is tackling the development plan for Hamberger, which has existed for six decades and still operates on generous plot sizes (we reported).

Therefore, the 18th amendment to the development plan should be carried out as an accelerated procedure, as became clear at the meeting of the Wartenberg Building, Environment and Transport Committee.

This time too, the councils did not give the full green light.

The planning area is located in the northern part of the town and is intended as a purely residential area.

Hamberger is surrounded by Höhenstrasse, Höhenring and Unterer Bergstrasse.

The change applies to plots 8, 9 to 12 and 15. The decision has already been postponed once, with the requirement that a height section be submitted for the lower rows 9 to 12.

Architect Peter Wacker complied with this, but there were further concerns about the increased green space.

The fauna and flora could be affected by the removal of slopes and the clearing of hedges.

Market councilor Josef Sedlmaier (CSU) had considerable concerns about the underground car parks on the steep slope and fears about the embankment.

However, there is nothing wrong with further densification.

In the end, with a vote of 5:4, there was no approval for the planning of the underground car parks and access roads to the lower rows 9 to 12. Plots 8 and 15 were approved.

Architect Wacker was commissioned to present a new plan for the lower rows.

Plots 13 and 14 should also be included.

Wacker had already presented the height cut, which should provide more living space with lower ridge heights and roof pitches of 18 percent as well as larger building widths.

Mayor Christian Pröbst (CSU) emphasized that there are only openings in the green corridor in the area of the underground car park entrances.

Market councilor Nikolaus Hintermaier (independent) as well as Pröbst and Franz Gerstner (CSU) had no concerns here.

Franz Ganslmaier (FW) was particularly bothered by the intervention for longitudinal parking bays.

The only compromise the mayor saw was to waive this.

Eduard Ertl (Neue Mitte) said that if there had to be entrances, then for all residents.

The embankment would be destroyed and he asked not to touch it.

Dominik Rutz (Greens) also emphasized the massive impact on the ground and the effects on residents.
