The listed Mühltalalm hut is to be renovated.

The plans now presented are much better received than the first variant.

Lenggries – The Lenggries building committee once again looked at the renovation plans for the listed Mühltalalm hut on Monday.

While the first plans, which were presented in mid-2022, were rejected (we reported), the committee can definitely get used to the now significantly slimmed-down version.

The hut from 1870 is a listed building

The Mühltalalm is located between the Isar Valley and the Tegernsee Valley near the Brandkopf and the Drei Kampen at an altitude of 1,300 to 1,500 meters.

According to Christian Rinner from the building authority, the alpine pasture area covers 36 hectares, 22 of which are designated as cattle pasture.

The alpine building itself probably dates from 1870 and is a listed building.

“The classic, strictly structured quarry stone building is a document of the development of modern agriculture in the later 19th century, as the remains of the manure wall indicate the introduction of manure farming at that time,” says the district's monument book.

The building is made of unplastered quarry stone, has a high base and a gently sloping gable roof.

Young cattle graze on the alpine pasture in summer

Young cattle have been grazing on the Mühltalalm in summer for decades.

“The 20 to 30 animals were looked after by a farmer who is currently a sub-tenant,” says Rinner.

Until at least the 1980s, it was a dairy farm where milk was processed.

The aim of the renovation that has now been applied for is “to enable the Alm to continue to exist.

In addition to the existing renovation, a minimum standard for the living accommodation of the Alpine staff should be created,” explained Rinner.

For this purpose, the non-historical partial expansion of the stables will be replaced.

In addition to the room for the shepherd, there is also space for a toilet with shower.

To do this, the current toilet block on the southwest corner of the building will be removed.

“The former manure site will be converted into a three-chamber septic tank for the bathroom,” says Rinner.

New stove, new windows and an insulated roof

The windows will be replaced with new ones made of wood with insulating glazing - including shutters based on the historical model.

Among other things, a new oven is to be installed inside to ensure heating of the kitchen/living room.

The partially leaking roof is to be replaced with a new copper covering.

Insulation is also provided in the living accommodation area.

This made Sabine Gerg (SPD) suspicious.

“The hut is closed in winter.

Or can we assume that there will be something there in winter too?” she asked.

In any case, there are no animals on the alpine pasture, answered Mayor Stefan Klaffenbacher (FWG).

In principle, of course, you cannot prohibit the owner from using the hut in winter.

In the first variant, an 18 meter long extension was planned

In general, the plans now presented were better received than the first.

“I like this version better.

The alpine character is preserved,” said Klaffenbacher.

“In comparison, the first planning was oversized.” At that time, an application had been made to expand the hut by 18 meters to the west.

In addition, the operating concept spoke of a whole range of uses - from meat, honey and sheep's wool marketing to a cheese dairy and gentle tourism in the winter months.

The application was unanimously rejected at the time.

The current submission was accepted with one vote against.

As always, the district office has the final say.

The Lower Monument Protection Authority will also examine the planned renovations.
