The Wackersberg local council discussed an application to convert the Arzbach campsite into an alpine village resort.

The project had previously been rejected in a meeting closed to the public.

Some councilors didn't really like the renewed, public discussion.

Shortly before the start of the local council meeting, an unusual picture emerged: all the parking spaces in the area were full, the meeting room was packed - some listeners had to find a place to sit on the windowsill.

A property owner's plan to build an alpine village with wellness facilities from the existing Arzbach campsite together with an investor aroused great public interest.

Alpine village for Arzbach?

Lively public interest

As reported, Michaela and Thomas Linke - the innkeepers of the “Arzbacher Hof” - are also the third generation to run the adjacent campsite, which, according to Mayor Jan Göhzold, is “going well”.

However, its landlords now want to transform the campsite with around 100 parking spaces into a so-called “Almdorf camping resort”.

According to the current planning by the Stephan Jocher architectural firm, 12 to 15 plots would be retained for mobile homes.

The remaining area is to be redesigned with 14 self-catering alpine huts for around 60 guests, a building for the reception, a simple restaurant as well as a sauna and steam shower as well as a swimming pond.

Almdorf has been a topic in non-public meetings since 2022

While some residents were amazed at this, the local council has been aware of the project for a long time.

“We dealt with this in 2022 and were open to it at the time, but we wanted an examination of how the whole thing would affect the 'Arzbacher Hof' in terms of sound insulation,” explained Göhzold.

After this emissions protection report was submitted, the committee did not discuss it publicly again in November 2023.

The noise protection consulting firm came to the conclusion that sound compatibility is fundamentally guaranteed.

“Nevertheless, we couldn’t imagine an Alpine village here,” Göhzold continued.

“So far, the campsite and restaurant have been managed as a whole.

In this way, mutual emission limits could be exceeded.”

Landlords and operators also have their say

Local councilor Johann Demmel chimed in: “Is it so easy that the whole thing is up for debate again after we rejected it internally?” Barbara Camelly also emphasized: “That annoys me. We have already made the decision that the population “It has no added value.”

Göhzold replied that by submitting an official application for a development plan, the committee must discuss it publicly.

“The November decision regarding the preliminary building application is therefore void.”

Camelly feared that “despite the report there will be problems.

I don't think we should put obstacles in the way of the 'Arzbacher Hof'.” Josef Waldherr argued that the long-established restaurant was important for the town and its clubs.

Nikolaus Braun said: “We rejected a similar request for Wackersberg a few years ago.

Trouble is inevitable here because of the restrictions on the inn.”

Local councilor about renewed and public treatment: “It annoys me”

Second Mayor Martin Fischer saw it differently.

“You can’t say from the outset that there is trouble.

The Almdorf would certainly be a magnet for us.

The 'Arzbacher Hof' would also benefit from this.” Jakob Monn also said: “I like the Almdorf.

You just have to make sure that the 'Arzbacher Hof' is not restricted.”

Three local councilors vote for the Almdorf

Göhzold even gave the floor to both parties involved.

Stephan Jocher spoke on behalf of the property owners.

“We want to reorganize the campsite and see the Almdorf as a win-win situation.

Austria and South Tyrol are pioneers when it comes to alpine villages, and that is very well received.” Thomas Linke does not see these synergy effects.

“That would be a catastrophe for us.” The planned swimming pond, where guests seeking relaxation who have paid a lot of money lie, borders directly on the beer garden, where wine is served at weddings in summer.

His wife Michaela Linke added: “We would love to continue running the campsite, but it is also clear to us that we do not own the land.” But Linke is also certain from the landlord’s point of view: “This project could jeopardize our existence. “During the vote, the application to issue the development plan was not approved.

Only three local councilors (Jakob Monn, Martin Fischer and Josef Wolf) voted for the planned alpine village.
