The die has been cast in the Wolfratshausen city council: a parking garage or parking deck is to be built on Hatzplatz.

The Wolfratshausen city council has decided at which location a parking garage or parking deck should be built.

The decision was passed with a vote of 25:0.

Wolfratshausen - In mid-January, the mayor and city councilors retreated to Seeon Monastery for a two-day closed meeting, as reported.

In Chiemgau, an agreement was reached: The approximately 70 public parking spaces, which will one day soon fall victim to the upgrading of the old town and the redesign of the western bank of the Loisach, must be compensated for elsewhere.

For this purpose, in the Seeon monastery, the elected officials considered the Hatzplatz and the parking lot behind the savings bank building on Sauerlacher Strasse.

At the city council meeting on Tuesday, the 25-0 decision was made: Hatzplatz is the only possible location for a parking garage or parking deck.

The main reason for the decision is the fact that there is a development plan for Hatzplatz, explained town hall boss Klaus Heilinglechner (BVW) on Tuesday.

A “faster development” of the project can therefore be expected.

Construction of a parking garage behind the savings bank building could not begin until 2028 at the earliest.

In the first step, the committee commissioned the mayor to determine the costs for a “parking facility” on Hatzplatz.

There are two options for this work, explained Thomas Wenig, an employee in the town hall's construction and real estate department.

In his opinion, the “most sensible” option would be to have the costs of the possible design variants determined as part of a Europe-wide tender for planning services.

The advantage: The office that receives the contract to determine the costs can then - if the city council decides so - continue with the planning of the building.

Disadvantage: According to Wenig, a Europe-wide tender (VgV procedure) takes around six months - and a “special office” must be called in to prepare the procedure.

Building height, capacity and facade design are still completely open

The city council unanimously voted for option two: the costs should be determined as part of a feasibility study.

This means that local politicians can then decide on the appropriate award procedure - and are not tied to their choice of planning office.

What a parking garage or parking deck on Hatzplatz will actually look like is still completely unclear.

The costs for “different variants” should be determined – especially with a view to the level of the lowest floor: a floor in the ground, a mezzanine in the ground or at ground level?

Decisions regarding the number of parking floors, the number of vehicle parking spaces and the facade design will only be made once the expected amount of the investment is known.

Four years ago there was already an investor for a parking garage

The design of Parkhaus Wolfratshausen (PaWo) GmbH will serve as the basis for the feasibility study.

The investor from Bad Tölz agreed to build and operate a parking garage on Hatzplatz around four years ago (we reported).

But the majority of city councilors found the size of the building to be too massive - a lease agreement that had already been concluded with PaWo was terminated.

That cost Loisachstadt a lot of money.

But at least the municipality secured the right to “use the design of the investor at the time,” said town hall employee Wenig.

To date, four suggestions for how additional parking spaces could be created on Hatzplatz have been on the table.

There is also the concept of the former chairman of the Wolfratshausen SPD, Hans Gärtner.

It was also announced at the meeting on Tuesday that Green City Councilor Hans-Georg Anders had also drawn up a proposal.

Details were not public.

The citizens' representatives decided that both Gärtner's and Anders' suggestions should be taken into account in the planning.

Provided that the respective concepts correspond to the provisions of the development plan.

Vice mayor puts a stop to detailed debate

It is important, emphasized Manfred Menke (SPD), that the Hatzplatz is fundamentally “upgraded”.

That means: In addition to building a new parking garage, the surrounding area must be replanned.

Richard Kugler (Wolfratshauser Liste) was satisfied with the choice of location: “That is in our spirit.” However, he emphasized that the parking garage had to “look good” and “accommodate a lot of cars.”

Anders advocated a “light steel structure” based on the example of the parking garage at the Geretsried indoor swimming pool and the XXXLutz parking garage in the Wolfratshauser industrial area.

Second Mayor Günther Eibl (CSU) put a stop to a premature detailed debate.

This is “obsolete” as long as costs can only be speculated on.

BVW spokesman Josef Praller made a similar statement.

A feasibility study takes us “a big step” closer to the stated goal.

Then further big and small steps would have to be taken.

Gerlinde Berchtold (SPD) announced on Tuesday as a precautionary measure when she would leave the common path.

If the parking garage or parking deck “makes the situation more difficult for the fire department,” which uses the fire department to leave its fire station, it will categorically reject the project.
