In three years, the availability of properties for rent in these municipalities on the Mediterranean has fallen by almost 60%, calculated the specialized site SeLoger in its latest study published at the beginning of 2024. A national trend in which these three popular Riviera towns are placed in the high range but still behind Paris, where rental supply fell by 74% over the same period.

It is in the Riviera capital that it is, according to figures from SeLoger.com, the most complicated to find a roof for long-term rental (-63.5%), followed by Antibes (-61.5%) then Cannes (-59.2%).

The study ranks the 50 largest French cities and the vast majority are experiencing a decline in their rental stock.

At the same time, rents continue to increase over three years.

The increases now climb to 11.9% in the city of Christian Estrosi, 8.9% in that of Mayor Jean Leonetti, and 7.2% in the community led by David Lisnard.

This trend could be explained by a large number of households not taking the plunge into purchasing due to interest rates that are still too high and who, consequently, are occupying their rental accommodation for longer, explains a representative of SeLoger.

By renting out their properties for successive short periods, owners can earn more money.

However, the Nice municipality is trying as best it can to regulate this speculative market.

It had prohibited the listing of apartments as Airbnb without prior agreement from the co-owners before a recent court decision annulled this rule.

“There is a big invasion of Airbnbs, but it is indeed a combination of the three parameters
