Strictly speaking, the Neufahrn building committee should have rejected a planned project in Mintraching.

However, the committee had good reasons to agree.

- On Monday, Neufahrn's head of the building authority, Michael Schoefer, announced two related agenda items that affect the outskirts of Mintraching as “really complicated”.

However, the whole thing was relatively easy for the members of the building committee - they quickly agreed to approve the double preliminary decision application.

On the properties directly next to each other on Grasweg, where there are two semi-detached houses, the builder plans to demolish the two garages, which are to be replaced by another residential unit - each two-story.

On the western area, the ground floor will continue to serve as a car parking space and access to the living area on the first floor.

A spacious terrace is also planned there.

The new building on the east site will offer 240 square meters of living space below and above and will be equipped with a flat roof.

There are also two parking spaces on the ground floor.

Almost doubling the built-up area

The requested exemptions from certain points of the “Mintraching-West II” development plan, which has existed since the 1970s, concern in both cases the extent of structural use, the building space and the attic extension.

“It is almost a doubling of the built-up area,” noted Schoefer.

“That's actually only possible if you cancel or change the development plan.” As far as the plans for the western property are concerned, what makes things even more difficult is that the building extends right up to the property boundary and even exceeds the boundary formed by the existing peripheral development.

But even if “agreement alone probably won’t be enough,” the head of the building authority gave the project a chance to clear the district office hurdle.

But that also depends on “how positive” the committee is about the project.

And the councils gave their full support to the plans.

The direction was given by Christian Meidinger (Greens), who was able to gain a lot from this form of densification.

For him, the eastern structure was “not even up for debate”, but when it came to the western one, he had to admit that it would be “a bit more difficult”.

Nevertheless, he could well imagine both projects.

Even though he certainly expects resistance from the district authorities, Burghard Rübenthal (CSU) praised the fact that living space would be used here and not new developments.

From a structural perspective, he also found the plans “not so serious that I would say it doesn’t fit into the surroundings.”

FW spokesman Christopher Aichinger was able to “agree with a clear conscience,” especially since the necessary parking spaces were proven.

From his point of view, it makes sense to “plan exactly like that”.

If you look at this part of Mintraching, you are “far away from a nice entrance to the town” anyway.

In the end there is a clear majority

Florian Pflügler (ÖDP) also felt that the district here “can tolerate a lot of development”.

However, the West building “sticks out too far for me”.

The appeal from Christian Buschendorf (BfN): set an example with a clear vote and thus change the district office's mind!

Maximilian Heumann (SPD) echoed the same sentiments.

If necessary, i.e. in the event of a rejection from the district, you have to find a way together with the developer.

Although town hall boss Franz Heilmeier noted that “strictly speaking” he was not allowed to agree to either project, he did do so for the variant on the eastern property.

Here he “already saw possibilities and scope” – like all other committee members.

However, like Pflügler, he said no to the requested exemptions for the West Terrain.

Ultimately, there was a clear 9:2 majority here too.
