The great dynamics that are emerging do not affect the city center or the bathing area, they are taking place on the geographical edges of the city.

The north-east of the city in particular will have a completely new look when the north span is built in the targeted five years.
The area will then have a fundamentally different character than it does today.
Huge freedoms and opportunities open up.
This shouldn't be messed up.
That's why it's good that the city is relying on citizen participation at an early stage - it started with a well-attended information event on Monday.
It was also good that the question of what a planned citizens' committee of 15 people should call itself was raised in passing.
Because not only this group, but the entire district will need a name for its future common identity in order to grow together.
Something like “Tölzer Höhe”.
The north span will be a motorway-like structure - the construction period will be a difficult test for road users
Oh, by the way, the Tölzer train station is very close to this hopefully brave new world.
How wonderful it would be if the winds of change could catch up with you!

The future reality of this area will of course also include the fact that with the Nordspange there will be a motorway-like road structure with impressive roundabouts - on a scale that does not yet exist in the district.
This will take some getting used to.

All Tölzers also have to get used to a permanent monster construction site.
Special alternative roads are being built to accommodate traffic.
Nevertheless, I fear that the construction period will be a difficult test for all road users.
The second Tölz future district is to be built at Moraltareal
The second Tölz future district is located in the south of the city: the former Moraltareal, which is intended to develop into a district with apartments and businesses.
This aspect must now be taken into account in all plans for the “Tölzer Höhe”.
It would be bad if the traffic problems in the area of the former barracks were solved - but the many cars that rolled up on the four-lane northern section then piled up at the Moralt junction a short time later.
A solution is also needed for this junction, which connects the entire Isarwinkel to Tölz.
For example, there was once the idea of a “turbo gyro”, but it disappeared into the drawer.
Organizing traffic in this area is becoming even more explosive due to the development of the Moralt area and its necessary development.
The next mega-task awaits – and hopefully it won’t take quite as long to prepare as the northern span.
