A functional indoor swimming pool with no frills: This concept was developed by the municipal swimming working group at Tegernsee.

Some local councilors are struggling with the minimal solution.

Rottach-Egern

- It was the first time ever that the working group's plans for a new indoor swimming pool were brought to the public in full.

And the interest was great.

In addition to the invited city and community councilors from all valley communities and Waakirchen, many interested citizens and representatives of water rescue organizations also came to the Rottach Lake Forum to have the concept of the inter-communal working group (AK) presented to them.

Pool expert: “We want classic public services”

The most important key points were outlined by swimming pool expert Klaus Batz, who advised the intermunicipal merger (Batz: “It is remarkable that people look beyond their own church tower”) in the struggle for a valley-wide indoor swimming pool concept.

“We want to provide classic public services,” summarized Batz.

According to a survey in the individual municipalities, the working group's target groups are schools, clubs, families and seniors.

The concept includes a sports pool, a teaching pool and a play area

The plan would be a 25-meter sports pool with five lanes, an 8 by 12.5 meter teaching pool and a water play area for children as well as a one-meter diving board.

Complete.

With this option, after deducting funding of an estimated nine million euros, the municipalities would have to pay a total of 21 million euros in investment costs.

In view of the expected operating deficit and the exploding construction costs, Batz strongly advised restraint when it came to equipping the pool: “It's better to step on the brakes!” From his point of view, a large leisure pool is not recommended: the municipalities would quickly be faced with investment costs of 60 to 80 million euros.

In addition, the desired location – the area of the now demolished bathing park in Bad Wiessee – would not be sufficient for this.

Rottach local council mentions Atoll on Lake Achensee

So is the dream of a fun pool with a slide, sauna etc. over?

Although the AK's concept received a lot of praise from all sides, some local council representatives did not want to accept the minimal solution.

“The numbers initially dampen any euphoria,” admitted Rottach local councilor Stefan Niedermaier (Blitz).

“I would still like a lot more than that,” he said.

There was applause, especially from the citizens.

Niedermaier speculated that the figures for the new indoor swimming pool were rather “pessimistically calculated” and used the Atoll water park on Lake Achensee as a comparison: It was built for just 18.5 million euros.

Hotelier Korbinian Kohler is encouraging at least a smaller sauna area

Niedermaier received support from the Gmund CSU local council and major hotelier Korbinian Kohler.

The concept of the working group is “highly serious and resilient – perhaps a little too serious,” said Kohler.

He advertised a “tourism-oriented offer”.

Even a smaller landscape with a sauna and steam bath could serve as a driving force.

Kohler was convinced: “With a relatively small additional investment, significant added value could be created.”

Tegernsee's Second Mayor Michael Bourjau (FWG), who developed the financing model for the new pool as part of the working group, pointed out with regard to the atoll that pools in Austria were subsidized with “extremely high subsidies”.

In addition, one must take into account the increase in construction costs in recent years - which runs into the millions.

“We should respect that.” Bourjau made it clear: “We would all prefer to have an atoll.” However, the working group saw the limits when it came to financing.

“But if the local councilors say they don’t want the minimalist concept, then the working group has a new task,” said Bourjau.

Kreuth local council is questioning the location again

Among others, Kreuther FWG local councilor Markus Wrba also spoke up, who hinted at his community's financial problems but did not want to discuss them further that evening.

Wrba praised “the great work” of the AK members (“I fully support the concept of this pool”), but wanted the location issue to be examined again.

With the former May Clinic, we also have a large piece of land in Kreuth and an investor on hand.

He also brought up the idea of building a stable structure over one of the pools in the Rottach outdoor pool.

Pool expert Batz rejected the latter suggestion.

The pool, technology and infrastructure of an outdoor swimming pool are only designed for seasonal operation.

Therefore, a superstructure or roofing with an air dome is out of the question.

Thomas Tomaschek (Rottach-Egern, Greens) and Johann Schmid (Gmund, SPD) suggested relying on sponsorship from citizens or wealthy patrons to finance the pool.

Tomaschek said he understood that the communities couldn't afford a fun pool - but perhaps the equipment could be improved a bit if they could find sponsors.

The topic is now being discussed in the individual city and community councils

What will happen next and whether the presented minimal solution will remain the case will soon become clear: The concept will then be discussed in the individual city and local councils.

Here are some more facts about the indoor pool concept:

All five valley communities and Waakirchen

should work together

to build and operate the new indoor swimming pool in the Tegernsee Valley .

The aim was a

“fair distribution of burdens”

, said swimming pool expert Batz.

For the construction, a private limited company is to be founded with the municipalities as shareholders.

It raises the necessary capital of

21 million euros

.

The burden is distributed as follows: Tegernsee, Rottach-Egern, Bad Wiessee and Gmund each bring in 4.2 million euros, Kreuth and Waakirchen each bring in 2.1 million euros.

According to Bourjau, a different form of shareholder should be found to operate the pool: a municipal company (KU) or a special-purpose association

could be considered

.

This forces all shareholders to

permanently absorb losses.

“This is a burden that goes far beyond the current generation,” emphasized Batz.

Assuming financing without debt, i.e. with equity, the annual burden is

1.1 million euros

.

Tegernsee, Rottach-Egern, Bad Wiessee and Gmund would each shoulder 220,000 euros, Kreuth and Waakirchen 110,000 euros each.

Bad Wiessee would make the bathing park property available free of charge (Bourjau: “a great sign”).

In public bathing operations, the concept assumes

70,000 guests per year

(excluding schools and clubs).

According to Batz, however, it will take three years to reach this number of visitors.

“From the fourth year onwards, the numbers will stagnate,” he predicted.

The use of personnel should be kept as low as possible.

“Permanent losses are business understanding,” the concept states.
