If you want to attract employees, you need living space.

Peter Kathan has now built a sustainable building in Bad Wiessee.

Employees of the Hotel Egerner Höfe are to move in.

Bad Wiessee

– No matter what industry: Apartments for staff are being sought everywhere in the Tegernsee Valley.

“The run on heads is only about housing,” says Peter Kathan, who says he has built the most sustainable building for rental apartments in the Oberland in Bad Wiessee.

The tenant of his efficiency house is the Parkhotel Egerner Höfe in Rottach-Egern.

Staffing companies are currently booming

Staff houses are currently booming.

In Tegernsee there are currently two.

In one of these, the Tegernsee brewery provides employee living space in three houses on the former site of the Schandl inn.

And in Tegernsee-Süd, a separate building for staff is to be built in the clinic complex on Perronstrasse.

The Kirinus Alpenpark Clinic wants to build one in Bad Wiessee.

However, there are still only drafts for 42 residential units; the Wiessee local council has struggled for a long time about the size of the new building.

The apartments in the new Egerner Höfe staff house are equipped to a high standard.

Building with 17 residential units raised in record time

Meanwhile, as a member of this committee, Peter Kathan literally nailed his project: he had a wooden house with 17 residential units on Münchner Strasse built in record time.

Eleven months after the demolition of the existing building, the new building was turnkey.

Kathan countered critics of the recent dirt and noise pollution: “I'm the last to start, but I'm the first to finish.” And that, even though 76 cast iron piles with a length of 14 meters had to be driven into the moorland.

According to Kathan, there was no official resistance because the house complied with the design regulations.

The fact that he did not build the two-story building in the traditional way with concrete and walls was due to “ecological ideas”.

“Daughter, wife and I just wanted to build a sustainable house.”

Kathan: “We wanted a sustainable house with the most modern standards”

Kathan got inspiration for modular and solid wood construction in Austria.

The Hausham engineering firm Wagenpfeil realized his ideas.

Under no circumstances is wooden construction cheaper than a brick building, assures Kathan.

“We wanted a sustainable house with the most modern standards.

It was quick to build because all the rooms are identical.” That’s why he preferred the apartments to conventional rental housing for cost reasons.

The 40 square meter rooms, equipped with a kitchen, bathroom, living room and balcony or terrace, can be reached via arcades.

This also ensures, says Kathan, that the cooking smells of different nations “do not smoke up any stairwell”.

Kathan's pride and joy during the tour is that his state-funded "KfW 40 efficiency house" generates 65 percent of the energy it needs using an enormous PV system and a corresponding heat pump.

And on sunny days, the excess electricity is converted into hot water in buffer storage.

Director speaks of hotel room level in the four-star range

Shortly after the building permit was granted, contact was made with the management of Egerner Höfe, who was immediately interested in another staff house, says Kathan.

They quickly agreed on the lease at an early stage “with a handshake”.

So early on that the hotel was able to help design and furnish the apartments.

Kathan's contact person is hotel director Anton Halbmayr.

During the tour, both point out the high standard of the staff house, which is “almost at the level of a four-star hotel room”.

The Parkhotel with its 140 employees currently only has its own staff house with 30 apartments in the Weissach district.

“It was clear to us that we needed another one,” says Halbmayr.

“It just so happened that we found a reliable partner in Mr. Kathan.

His philosophy of sustainability is also ours, which runs through the entire Parkhotel.

Sustainability is now a reason for booking.”

Egerner Höfe employees should be able to afford rent

The hotel manager hopes to use this showpiece to attract employees.

Because the rents are so cheap that you can afford them despite the high rent level in the valley.

Halbmayr didn't want to be more specific.

Just this much: “We will be cheaper than the competitors.” In return, the tenants would receive a standard of furnishing “that can be replicated throughout Bavaria.”

This includes a television, internet, a fully equipped kitchen and a bathroom with a window for ventilation.

The rental agreement for the “Team Lodge Egerner Höfe” runs from April 1st.
