Two two-family houses and three terraced houses on a previously largely natural hillside property in Hausham: the building committee now had to deal with this application.

- A residential building with a driveway, shed and garage, otherwise lots of green meadow and trees: The current condition of an approximately 3500 square meter property on the beech slope in Hausham could be described as largely natural.

The municipal building committee now had to deal with what could become of it.

The reason was an application for a preliminary ruling for two two-family houses with duplex garages and three terraced houses with double garages and roof terraces.

However, no committee member could bring themselves to vote in favor.

The committee considered the proposed development to be too massive - also because of the hillside location.

However, you still want to get a better picture during an on-site visit.

Employees of the Hausham building authority were already on a photo safari on the property, reported its manager Petra Sperl at the meeting.

She projected the results onto the screen using a projector.

The height differences in the area are considerable, explained Sperl.

The new three-in-hand vehicle should be built in its current position in the south after the existing building is demolished.

However, the new building will increase the floor area from eleven by eight to 24.5 by 16.5 meters.

The wall height from the ground floor will be six meters and the roof pitch will be 24 degrees.

Sperl confirmed Sascha Privitera's (Greens) objection that the visible height would be closer to ten meters because of the garages located in front of it and therefore down the slope.

There are still a number of questions open

The two-family houses planned further north are specified in the application for a preliminary decision with a floor area of ​​13 by 8.50 meters and 14 by nine meters, the wall height is six meters and the roof pitch is 20 degrees.

The two duplex garages are exactly the same size (6.75 by 6.5 meters floor area, wall height three meters).

All buildings are to be accessed via a 4.50 meter wide access road, which will follow the existing path.

But that doesn't answer all questions, the building authority manager pointed out.

The question of whether the property should be assigned to the indoor or outdoor area is worthy of discussion.

Given the location on a hillside green belt that characterizes the townscape, it is still unclear whether the new houses would fit into the surrounding development, even inside.

However, if one starts from the outside area, removal from the landscape protection area is again necessary.

Problems caused by the long-term consequences of mining?

Michael Ertl (SPD) also reminded people to also think about the possible effects of mining on slope stability.

The earth movements expected during the project are “brutal”.

Sperl confirmed that there is a former shaft opening nearby.

Regardless, Ertl judged the planned development to be “too powerful”.

Mayor Jens Zangenfeind (FWG) agreed: “Visually, that would be an incredible intervention.”
