There has been a standstill on the construction site for the new daycare center on Nonnenwaldstrasse since last summer.

Now the new planners have presented a revised design for the building.

Work on the construction site is scheduled to resume in July.

Penzberg - The same picture has been visible for several months on the idle construction site between Nonnenwaldstrasse and the sports stadium in Penzberg: three concrete towers rise up.

There are two staircases and an elevator shaft.

The outlines of the future transverse structure and the four extensions, which are aligned like fingers towards the stadium, can be seen through the floor plate.

Actually, after the shell construction work, the individual floors should have been built using wood construction.

But that didn't happen because the construction principle of the wooden elements apparently caused problems.

Work has been on hold since summer 2023.

At the most recent meeting of the Construction, Mobility and Environment Committee, the new planners presented a revised plan.

These are the Laubender Architekten office from Bad Heilbrunn and the Kling engineering company based in Penzberg.

Previous planning was “unfeasible”

The city parted ways with the previous planner because his “plan was not feasible,” explained project manager Sabine Porsch from the building construction department of the city building department when asked.

Details for the wooden construction were too complicated and too costly.

The city is currently in a legal dispute with the office, as city architect Justus Klement said at the meeting.

As Michael Laubender explained that evening, the new planning is based on the core elements of the previous design and the foundations that have already been built.

The floor plan essentially remains the same;

However, structurally “some optimizations have been made that are better suited to timber construction”;

For example, a simpler supporting structure and the use of standard elements typical of wooden construction and weather-resistant for the facade.

“The big issue is simplification,” Laubender explained.

The aim of the new planning is to save materials and avoid errors.

The new planning now makes the construction process “very plannable and controllable”.

In addition, the planning was optimized with the future main users in mind - the children - as Wolfgang Kling explained.

For example, windows that look into the inner courtyards are only high enough so that the little ones can easily see outside through them.

In addition, emphasis was placed on using durable, healthy and natural materials in the interiors.

Work on the construction site is scheduled to begin again in July 2024

The changed factory planning was well received by the building committee.

Everyone agreed that allowing construction to continue to rest would not be a solution.

And what happens next?

Holger Fey, who has been the responsible construction manager from the start, explained that “nothing will happen in the next few weeks” on the construction site.

Next, according to Porsch, the various specialist planners need to be brought on board;

for example in the field of building physics and building technology.

The first calls for tender are expected to begin in April;

including for civil engineering work.

“We want to start with the first measures in July,” she explained.

According to Fey, this is about master builder's work.

According to Porsch, timber construction will begin in the fall.

The goal would be for this to be in place until winter and then to continue with the interior work.

According to her, the facility could open in the fall of 2025 instead of this year – provided nothing comes up and the weather cooperates.

There are currently no details about the new costs.

Costs should be maintained

As the new planners said at the meeting, the goal is to “maintain budget while taking inflation into account.”

As reported, before the standstill, the figure was assumed to be 13.5 million euros.

A new cost calculation has not yet been submitted.
