A 4.6 hectare residential area is being designated in the Flarin district of Taufkirchen.

Apartments, terraced houses and tiny houses are planned.

– The municipality of Taufkirchen is daring to develop a large building area in Flaring.

An agricultural area of ​​around 4.6 hectares is to be turned into a residential area.

Architect Alexander von Angerer from Munich presented the first draft to the local council.

“It’s a very good mix – right down to small tiny houses,” he said.

“A big step in the future development of building land,” explained Mayor Stefan Haberl (CSU).

“We assume that developments will return to normal levels at some point.”

Despite negative developments in building prices and interest rates, there has been very high demand for building land in recent years.

The community sees the opportunity here for many Taufkirchen residents to build a future for themselves.

The local council made the establishment and approval decision.

A total of 138 residential units are to be built, including 92 apartments on the southern site and 21 compact terraced houses, two semi-detached houses, 15 single-family houses and eight tiny houses in the area behind them towards the town center.

A total of 351 parking spaces are planned for this, 181 for the apartments with underground parking and a further 27 public ones.

A total of 77 parking spaces for the terraced, semi-detached and single-family houses, one for each of the tiny houses and an additional 58 visitor spaces.

“The problem of parking spaces shouldn’t be so big,” said von Angerer.

In addition, a small buffer was kept free.

The farm road along the large Vils should not be used for normal traffic, but should be used for emergencies.

The architect recommended that a civil engineering firm be commissioned to carry out detailed road planning as soon as possible.

Due to the “dense residential area”, it is “very important that beautiful local recreational areas are created along the large Vils”.

In addition, a play area was kept free on the side of the agricultural property.

The city planner continued that the design was flexible and the houses could be changed if necessary.

All buildings are two-story with a gable roof, and the apartment blocks are mostly three-story.

“It is a beautiful area with a variety of residential buildings, an orderly, clear structure and very narrow building areas.”

CSU councilor and farmer Anton Rosenberger pointed out that there were still full-time agricultural businesses on the outskirts of town.

He therefore asked himself why the multi-storey buildings were not placed further back.

Residential development must be protected from agricultural emissions.

In the apartment buildings, most of the traffic is directed directly onto the adjacent street, answers von Angerer.

In addition, the old “barrier” yard is still there and we don’t know when it will be gone.

In addition, the construction area is to be expanded to the north in the future, then the multi-story building in the middle would not be ideal.

“What about protecting agriculture there?

If someone sues, they have bad papers,” asked farmer Hannes Mundigl (EiMo).

“It’s actually grandfathered,” says Angerer.

The facades of the multi-storey buildings could also be designed accordingly, for example with arcades and without balconies.

According to clerk Hans Baumgartner, the community asked about the number of animals because of the odor nuisance.
