Large new residential complexes have been rare in Starnberg in recent years.

Now an investor wants to build 46 new apartments near the city center.

There are still some hurdles.

– It is likely to be one of the largest residential construction projects in Starnberg in years: a residential complex with 46 units is planned on the properties at Himbelstrasse 3 and 5.

For comparison: There are 40 apartments in the Starnberg See housing cooperative complex, which was completed in 2020.

The city council's building committee gave community approval for the project at its most recent meeting.

However, appropriate proof of development still needs to be provided with regard to access and water supply.

The decision was unanimous.

There are currently two buildings with a total of 20 apartments on the plots of land that overlook the street and neighboring properties.

They are to be demolished to make way for four new houses.

These have three floors plus an attic with a gable roof and have floor areas of 339, 325, 331 and 196 square meters.

The maximum wall heights are given as 9.60 meters and the maximum ridge heights as 13 meters.

Janik: “Sensible type of densification”

“In terms of size and use, the planned development adheres to the framework of the surrounding area,” explained Nicola Gotthardt-de Caluwé from city planning in the town hall.

The developments at Himbselstrasse 1a, 1b and 4 as well as Riedener Weg 9a to 9c had comparable dimensions.

There are also plans to build 49 parking spaces, most of which will be in an underground car park - two more than required by city statutes.

The 116 bicycle parking spaces, which are also required by the statutes, would be provided on the property, explained Gotthardt-de Caluwé.

At the meeting, Mayor Patrick Janik spoke of a “sensible type of densification” within walking distance of the North train station and local suppliers.

Ludwig Jägerhuber (CSU) liked the plans “very much,” as he said at the meeting.

He could have even imagined one more floor.

He found the project to fit “excellently” into the neighborhood.

Anton Summer (BMS) spoke of “pleasant planning” and wanted to know whether the sidewalk on Himbselstrasse could also be widened as part of the construction project.

He doesn't think it's completely out of the question, replied Mayor Janik.

However, this topic has not yet been discussed.

A timetable for the project is not yet known.
