The works committee gave an update on the new Dachau indoor swimming pool building.

The details of the defects listed were – once again – shocking.

Dachau – The only people who worked on the area around the Dachau indoor swimming pool construction site in the past few days were two colleagues from the municipal utilities.

They took down the 30 km/h signs on Ludwig-Dill-Strasse, which those responsible for the construction site had put up a few weeks ago in anticipation of further construction of the pool to begin soon.

Because it is now clear: traffic control around the construction site exit and entrance will not be necessary any time soon.

Contrary to what was hoped in the past few months, things will not stop any time soon on Dachau's largest and most expensive construction site.

Construction work will not take place there again until the end of the year, probably from November.

This bad news became known on Tuesday in the works committee, where architect Sebastian Neuhaus from Krieger Architekten gave a status report on the million-dollar project.

As a reminder: Neuhaus' office took over the construction site after the city and the previous architect Wolfgang Gollwitzer mutually terminated their collaboration in September 2022 after seven years of construction and planning.

Since then, Neuhaus and his colleagues have been busy examining the current state of the shell, which is basically defective from top to bottom, and developing solutions.

Architect Neuhaus answers questions from the city councilors at regular intervals, most recently on Tuesday.

The topic of the meeting: the building envelope and the large glass area on the roof.

The good news first: The sheet metal facade as a whole does not have to be dismantled, despite numerous defects.

Neuhaus: “We hope to be able to leave the building shell behind and find a solution so that no moisture escapes to the outside.”

Moisture gets into the insulation

According to Neuhaus, this moisture turned out to be the big problem for the bathroom outer skin during the most recent thermography and a so-called blower door test.

On the one hand, air and heat escape to the outside at some joints.

And secondly, much worse: The building is not vapor-tight because the previous architect did not ensure that the wood - which can handle moisture - was separated from the insulation everywhere using a so-called vapor barrier.

According to Neuhaus, the result is that moisture gets into the insulation and in the long term there would be a risk “that in a few years there would be condensation in the construction and the insulation would become moldy”.

Neuhaus spoke of clear “planning errors”.

A solution to the sealing problem, probably with the help of foil, will now have to be found in the coming weeks, although the architect announced on Tuesday as a precautionary measure: the solution will “certainly cost a few euros”.

A curious detail of the bath's construction history, which is full of curious details: When looking at the construction site photos, the new architects noticed wooden frames around the doors and windows.

The frames, Neuhaus and Co. believe, “are supposed to represent a connection.

But they weren't drawn or written out anywhere.

Nobody knew about this construction!” If the frames were left in their current state, there would be a risk “that at some point it would start to become too modern or rotten”.

His team and a building physicist want to take on the issue and “cure” the problem, as Neuhaus promised.

Fastening screws that are not corrosion resistant

In contrast to the building shell, the huge glass surface above the future swimming pool, which served as a skylight, only revealed comparatively small anomalies, but they still made you shake your head.

Fastening screws were installed which, according to Neuhaus, are not corrosion-resistant.

This means there is a risk that a “swimming pool atmosphere” will enter the screws and the screws will begin to rust.

Neuhaus himself had to smile when he reported that the responsible construction company had claimed: “We installed 154 screws and 30 latches, which could actually have been left out.”

Peter Gampenrieder (ÜB) also found that “a lot of people here haven’t covered themselves in fame.

The architect and the planner, but also the executing companies.” His question was therefore: “Who will pay for it?” Mayor Florian Hartmann explained, as he has so often done, that the matter would be “resolved by a lawyer”.

The city is mainly taking action against the architect, Wolfgang Gollwitzer: “He is our main contact person.” But of course, the companies should also have reported defects.

Architect Neuhaus added that he and his team are “working intensively on who missed what and when”.

He didn't want to go into detail, "that would take up a day."

But he assured: “The work-up is underway!”

Technical systems have not yet been checked

At the end, Günter Dietz (CSU) wanted to know what the situation was with the technical systems in the basement.

Unlike the rest of the bathroom, the building services have long since been installed and have been waiting in the damp basement for years to be put into operation.

Expert Neuhaus could not answer this question straight away, but promised: “I will take this question with me!” He will then give an answer in his next status report.

It was clear from the meeting participants that they were not looking forward to this answer.
