A good year after the completion of the renovation work inside the Schlossberghalle, external work is now underway.

Ultimately, it is a serious matter that is likely to cost the city a lot of money: the flat roof of the Schlossberghalle needs to be renovated.

The building committee had already dealt with this last week, and on Monday the city council unanimously commissioned the administration to commission a basic investigation and preliminary planning for 100,000 euros.

The trouble with the accessible and extensively planted flat roof over the large hall, the small hall and the foyer of the Schlossberghalle, which was inaugurated in 1995, goes back to its early years.

“Drainage problems arose shortly after completion; a report prepared in 1997 found sintering in the sewage pipes due to leaching in the protective screed,” explained the head of the city's building construction, Christina Frei, in the draft resolution.

These are minerals that are deposited on the ground from flowing water to form a crust.

“As a result, the cross-section of the sewer pipes was reduced to such an extent that blockages quickly occurred and still occur today,” continues Frei.

There have also been increasing leaks in the roof drains for around three years.

These repeatedly led to puddles forming in the rooms below.

In fact, there have been times when buckets have been placed in the boardroom to catch drips from the ceiling.

Frei: “In the course of the very complex repair of the damage, it was discovered that the thermal insulation located below the sealing level was completely damp in many places.” This in turn led to a loss of insulating properties and at the same time to a “not insignificant” increase in the roof load.

Fall protection “completely inadequate”

There are also difficulties with the fall protection at the edges of the roof, which is problematic given the accessibility of the roof and its function as an escape route from the town hall.

The fall protection was “completely inadequate,” explained Frei.

It assumes that in the course of the renovation, the entire roof area will have to be removed down to the bare ceiling and the roof drains will have to be replaced.

The roof structure has an average thickness of 60 centimeters.

The city administration would like to start planning this year.

Only then will there be a reliable cost estimate.

So far, the city would like to provide a total of 2.2 million euros between 2025 and 2027.

The next steps should be discussed as soon as the basic investigation and preliminary planning are available, said Mayor Patrick Janik in the city council on Monday.

Franz Sengl (Greens) suggested considering the installation of a photovoltaic system instead of rebuilding the green roof.

“Maybe it’s even cheaper,” he said.

And he pointed out that there could be critical voices among citizens after the interior of the Schlossberghalle was renovated from spring 2022 to January 2023.
