IG Bau criticizes that the federal and state governments have “massively neglected” social housing.

IG Bau is calling for a “booster” to promote social housing and speaks of “mismanagement”.

Bad Tölz-Wolfratshausen

– The state is spending a lot to support housing in the Bad Tölz-Wolfratshausen district.

It pays heavily for the rent: last fall, the state supported around 1,300 households with a total of 2,200 people between Icking and Jachenau with the costs of accommodation.

The Upper Bavaria Construction-Agricultural-Environment Industrial Union (IG Bau) reports this in a press release.

This involves rent payments from the job center for citizens' benefit recipients.

According to IG Bau in the district, the state paid a good 700,000 euros to landlords in October 2023 for basic rent alone in order to relieve the burden on residents.

The industrial union took the figures from the current statistics from the Federal Employment Agency.

What should not be forgotten is that the state also covers the costs of accommodation for many other people who depend on it: “Older people with a limited pension, for example,” says Harald Wulf from IG Bau Oberbayern.

Social housing is better than housing benefit

“To be clear: it is right and important that the state pays housing benefit and that it covers the costs of accommodation.

But social housing is even better,” emphasizes Wulf.

These would make the state “independent of any rent gouging on the housing market”.

In the long run they are the cheaper solution.

“In addition, social housing is the best rent brake for the housing market,” states Wulf.

In this context, the union accuses the state of “mismanagement of housing support”.

The federal and state governments have “massively neglected” social housing for decades.

This can also be clearly felt in Bavaria.

Wulf: “As a result, we now have a dramatic shortage of social housing across the country: in Bavaria alone, the current stock of social housing must increase by more than 195,000 by 2030.

“Over 910,000 more social housing units will then be needed nationwide.”

The chairman of the IG BAU Upper Bavaria district association refers to a current study by the Pestel Institute in Hanover.

The state cannot offer social housing

The state is now at a dead end: it cannot offer social housing to people who urgently need housing support.

“So the job centers have to accept the high rents on the open market,” explains Wulf.

And – as in the Bad Tölz-Wolfratshausen district – they have “gone through the roof” in recent years.

Wulf appeals to the federal and state parliament members from the district to campaign for the construction of new social housing: “Every one-off funding through which a new social housing is created saves the state considerable sums that it would otherwise have to spend on long-term support the rent would have to be spent.”

IG Bau Oberbayern supports the demand of the “Social Housing” alliance for a nationwide “immediate budget for social housing construction” of 50 billion euros.

The “booster for the promotion of social housing” must take place quickly.

Because the lack of social housing is “an acute problem, not the day after tomorrow,” said Wulf

In addition, new construction of social housing will in future only require seven percent VAT instead of 19 percent as before.

Wulf: “This gives a boost to the construction of new social housing.

And that makes the rents cheaper.”
