Town planner Vera Winzinger presented her ideas for the town center in Waakirchen as part of the information session on the expansion plans for the town hall.

Waakirchen - Mayor Norbert Kerkel spoke about the charm of letting someone “look at it from the outside” who knows neither the preliminary planning nor the discussions in the town, thereby justifying the involvement of city planner Vera Winzinger.

She presented her ideas for the town center as part of the information session on the town hall plans.

Fresh ideas for Waakirchen and Piesenkam

As is well known, the community of Waakirchen does not have just one village center.

The village center in the Piesenkam district and the center in the main town itself are currently in particular focus.

They will be redesigned in the coming years.

Plans are still in flux around the Waakirchner town center, more precisely the community-owned “Bäckervoitl property”.

After the local council's plan for a large housing project was stopped by referendum in 2019, more citizen participation was assured.

It was not until 2022 that a new working group made up of interested citizens came together.

He has accomplished a lot since then.

With the wishes from its citizen survey, the AK presented proposals for the town center including two models in spring 2023.

And the local council decided at that special meeting to pursue the development of the town center project.

The municipality had already acquired the neighboring savings bank building on Tölzer Straße and wants to convert it and its extension into the new town hall.

During the information event on the status of the town hall planning at the beginning of February, city planner Vera Winzinger was also invited to present her sketchy ideas on how she would develop the area around the “Bäckervoitl” – as an external observer.

They know each other from the SDL Thierhaupten (School for Village and Rural Development), explained Mayor Kerkel.

Winzinger was also present at the information event about the Piesenkamer village center.

Look into the history of the place

The architect reported that she first looked at the original cadastre: What did it look like around the church in the past, how has the town center developed over the years, what is the route like, where is there a lot of traffic?

She also looked at the location of the existing and defining houses in the building complex, where the space opens and where it closes.

For the development of the Bäckervoitl property, which she described as a village green, she imagines an exciting interim solution for the existing property.

Since the topology of the area rises towards the new town hall, seating steps could be installed here for an amphitheater or an open-air cinema - with a projection onto the Bäckervoitl building.

An event area with a playground would be conceivable.

Reading islands are already planned for the outside area of the planned “Bib”, which is to be built in the extension to the new town hall.

“And there is already life in this area.” But there would also be space for markets and even concerts, which would have the character of a big city.

When looking for funding opportunities, Winzinger knew: “It always has to be a little bit special,” and then there are always surprising grants.

New date in March

The urban planner said she also wanted to get to know the working group, as she was open to ideas from citizens.

She already knows the results of the citizen survey.

AK spokesman Balthasar Brandhofer made it clear that the AK members are not inexperienced and that they also include experts such as a civil engineer.

“We imagined things differently with the Bäckervoitl property,” said Brandhofer.

The AK recently advocated demolishing the old farm in favor of an open village square and the idea of a community center.

A joint appointment with Vera Winzinger will now take place in the second half of March, the AK spokesman explained when asked.

At the February meeting of the local council, a discussion arose again about how the administration was dealing with the new plans for the town center, especially from the ranks of the ABV (report to follow).
